Construction Operations Manager Jobs in Suffern, NY

We are seeking a Construction Operations and Logistics Sr. Manager for a multi-billion dollar Campus Expansion Program with a global company in the Westchester County area.  The Construction Operations and Logistics Sr. Manager shall serve as the overall technical lead of the project for quality control of the design Contract Documents (Drawings & Specifications) and shall serve as the chief coordinator and liaison to the Construction Manager with respect to technical coordination, field operations and logistics necessary to efficiently execute the construction in accordance with the Contract Documents.

Job Duties and Responsibilities

• Act as the liaison between all members of the project team, the Director of Facilities Project Management and head of Engineering, Design and Construction, advising them of project and program schedule status and any critical issues / milestones related to the progress of individual projects and the over-all program.
• Oversee the technical scope and constructability of the project. This includes coordination of building materials, systems, assemblies, and vendor coordination of all aspects of the design.
• Produce periodic Technical Issue Tracking updates that represent open issues and memorialize completed resolutions.
• Demonstrates excellence in understanding, evaluating and analyzing all areas of architectural, MEP/FP/FA, lab process systems and related design documentation and construction detailing including exterior envelope, R&D lab design, life safety, accessibility, other code compliance, interior detailing, materials, finishes, coordination of the trade disciplines and is considered to be a fully capable professional in these fields. Provides technical leadership for these areas for the quality control reviews by the internal teams.
• Responsible for the owner’s quality control and technical reviews of Design Document milestone deliverables including drawings and specifications, as well as construction submittals for the projects. This responsibility includes oversight of reviews by the Engineering, Design and Construction Department, peer review consultants and FM Global, and other subject matter leads.
• Coordinates with external architectural and engineering firms and Construction Managers in raising standards for quality assurance and ensuring that documents produced are coordinated and detailed correctly.
• Coordinates scopes of work and design document packages with procurement strategy.
• Oversees the CM bidding process and reviews Competitive Bid Awards for approval, including alignment, leveling and gap analyses of the bids.
• Analyzes CMs means and methods and logistics plans for constructability including sequence of the work by the trades.
• Be responsible for overall Logistics planning and execution in relation to the Campus during pre-construction and construction activities being performed as part of the Master Program including participation in Logistics planning and meetings.
• Meet with Communications Manager and Program Manager frequently to coordinate between site logistics and schedule as related to activities, as well as liaise with the construction logistics teams for each project.
• Maintain a Risk Management log that identifies potential risks to the schedule and cost of the Project and drive the development strategies by the Construction Manager, Design Professionals and Regeneron to remain on schedule and on budget. Examples of such risks include changes in scope requested by stakeholders and executives, critical path decisions required internally, Governmental approvals and inspections, delays in design document delivery or responsiveness of design team to RFIs and Submittals, supply chain issues, and Construction Manager and trade failure to adhere to schedule.
• Analyze significant claims for cost increases or schedule impacts from the Design Team, the Construction Managers and other vendors in close collaboration with the Director of Facilities Project Management, the head of Engineering, Design and Construction, the Project Controls team, the Engineering team, the Associate Director of Quality Management, the Project Managers, and the legal team.
• Identify and assess gaps in construction vs. the Contract Documents. Confirm if gaps in field are related to Contractor error or Design error and/or omission and provide necessary documentation and conflict resolution.
• Review and analyze Vendor provided documentation vs. the Contract Documents and assess how best to proceed with resolving conflicts.
• Participate in negotiations with vendors regarding claims, or components of claims, that is determined to be invalid.

Required Qualifications

• Bachelors or Masters of Architecture, Engineering, or Construction Management.
• Minimum 10 years in related field performing similar scope of work.
• Experience working on Pharmaceutical R&D Facility projects.
• Experience working on large scale, multi-year construction projects, especially involving large teams and multiple simultaneous construction activities.
• Ability to maintain organization of daily. weekly and monthly project requirements including providing ‘Look-Ahead’ reports.
• In-depth knowledge of Primavera P6, Outlook, Excel, PowerPoint and ability to create financial reports and presentations for Senior Leadership on a regular basis.

Salary: $200,000-$250,000 plus OT
