Air Products, a world-leading manufacturer of industrial gases, is seeking a highly motivated Maintenance Specialist to support the operation and maintenance of its Global Headquarters in Allentown, Pennsylvania.

Reporting to the Lead Maintenance Supervisor, the Maintenance Specialist will play a critical role in ensuring the safe, reliable, and efficient operation of campus facilities, including administrative offices, research and development laboratories, and supporting infrastructure. This position is responsible for coordinating maintenance activities, supervising contractor performance, running preventive maintenance programs, solving facility systems, and supporting facility improvement projects.

Safety & Compliance
  • Champion Air Products' safety culture by ensuring compliance with all safety policies, procedures, and regulatory requirements.
  • Administer and support Air Products Basic Safety Practices, including:
  • Safe Work Permits
  • Lockout/Tagout (LOTO)

  • Contractor Safety Programs
  • Lead by example in maintaining a safe work environment and hold contractors and employees accountable for safety performance.
  • Participate in and support site emergency response activities, including spill response, medical emergencies, and building-related incidents.
Maintenance Operations
  • Coordinate and supervise maintenance activities for critical facility systems, including:
  • HVAC systems
  • Central chilled water plant
  • Condensing hot water boilers
  • Site water distribution systems
  • Compressed air systems
  • Electrical distribution systems
  • Solar array infrastructure
  • Fire alarm and fire protection systems
  • Stormwater and wastewater management systems
  • Use the Computerized Maintenance Management System (CMMS) to run work orders, maintenance schedules, and asset records.
  • Coordinate preventive and corrective maintenance activities using both internal resources and contracted service providers.
  • Monitor system performance and recommend improvements to increase reliability and efficiency.
Technical Troubleshooting & Problem Solving
  • Fix and resolve issues involving mechanical, electrical, and control systems.
  • Perform root cause analysis and implement sustainable corrective actions.
  • Identify cost-effective solutions that improve equipment reliability and operational performance.
  • Support continuous improvement initiatives related to facility operations and maintenance practices.
Contractor & Vendor Management
  • Schedule, coordinate, and supervise contractor activities and vendor services.
  • Run service providers supporting HVAC, electrical, fire alarm, fire protection, and other facility systems.
  • Ensure contractor compliance with safety, quality, and operational requirements.
  • Establish and maintain strong working relationships with vendors and service providers.
Stakeholder Support & Customer Service
  • Build and maintain productive relationships with internal customers, facility occupants, contractors, and union-represented employees.
  • Respond promptly and expertly to facility-related concerns and business needs.
  • Collaborate with key team members to ensure effective communication and timely resolution of issues.
  • Evaluate changing campus requirements and prioritize resources to support business operations.
Project Support
  • Support facility improvement projects, renovations, laboratory modifications, and space reconfigurations.
  • Coordinate maintenance and project activities during and outside normal business hours when required.
  • Assist in planning and implementing site improvements that enhance facility functionality and user experience.
Required Qualifications
  • High School Diploma or GED.
  • Minimum of four (4) years of dynamically responsible experience in facilities maintenance, maintenance management, or facility operations.
  • Experience coordinating maintenance activities and running contractor services.
  • Strong troubleshooting skills involving mechanical, electrical, and building systems.
  • Ability to communicate successfully with employees, contractors, vendors, and leadership at all levels of the organization.
  • Proven ability to build strong relationships and successfully support customer and stakeholder needs.
Preferred Qualifications
  • Bachelor's degree in Engineering, Facilities Management, Construction Management, or a related field.
  • Experience using Computerized Maintenance Management Systems (CMMS).
  • Experience supporting corporate office campuses, research laboratories, or similar facilities.
  • Familiarity with Building Automation Systems (BAS).
  • Experience working in a union environment and understanding collective bargaining agreements.
  • Knowledge of facility operations, preventive maintenance programs, and contractor management standards.
