Robert High Development, LLC provides comprehensive construction and site planning services specializing in the self-storage industry. We are committed to delivering high-quality projects while maintaining commercial and residential properties to the highest standards. We are looking for a reliable, experienced Property Maintenance Technician to serve our growing portfolio needs.


Position Summary

The Property Maintenance Technician is responsible for performing preventative maintenance, repairs, and general upkeep of commercial and residential properties. This position requires experience with plumbing, electrical, carpentry, painting, HVAC maintenance, and general building repairs. The ideal candidate is a mid-career individual with direct RELEVANT experience within commercial and residential real estate.


Responsibilities


Commercial Maintenance

  • Perform routine preventative maintenance, including replacing light bulbs and HVAC filters, testing and maintenance of emergency lighting systems
  • Adjust and repair roll-up doors, tracks, and tension systems.
  • Repair and align gate brackets and troubleshoot gate motors.
  • Pressure wash buildings, sidewalks, and exterior surfaces.
  • Clean gutters and install gutter guards.
  • Perform HVAC preventative maintenance.
  • Complete minor plumbing repairs, including leaks and fixture repairs.
  • Perform basic electrical repairs and replace damaged wiring when appropriate.
  • Complete interior and exterior painting projects.
  • Conduct routine building inspections and identify maintenance needs.
  • Weatherproof buildings by repairing weather stripping and replacing insulation.
  • Maintain tools and equipment in safe working conditions.
  • Order or request replacement parts and materials as needed.
  • Complete work orders accurately using mobile applications.
  • Follow company safety procedures and OSHA guidelines.
  • Coordinate with licensed contractors when specialized repairs are required.


Residential Maintenance

  • Respond to tenant maintenance requests and communicate repair needs with the Senior Property Manager.
  • Complete rental turnover maintenance, including:
  • Drywall repair
  • Interior painting
  • Appliance inspection and cleaning
  • Water heater flushing
  • Smoke detector battery replacement
  • HVAC filter replacement
  • Power wash homes, gutters, driveways, and trash cans.
  • Repair doors and perform minor carpentry.
  • Install and remove leasing signs.
  • Complete exterior wood repairs.
  • Document completed work using electronic communication systems and software.


Qualifications

  • High school diploma or GED preferred.
  • Five or more years of maintenance, facilities, construction, or property maintenance experience required.
  • Working knowledge of plumbing, electrical, HVAC, carpentry, drywall repair, and painting.
  • Ability to safely operate hand and power tools.
  • Strong troubleshooting and problem-solving skills.
  • Excellent time management and organizational skills.
  • Ability to work independently with minimal supervision.
  • Computer skills required, including mobile phone applications.
  • Valid driver's license and reliable transportation required.
  • Ability to lift up to 50 pounds, climb ladders, bend, kneel, and work indoors and outdoors in varying weather conditions.
  • Background check, driving record and drug testing required for employment.
