At 30A Luxury Vacations, we're a locally rooted, premium vacation rental company operating along the emerald waters and sugar-white beaches of South Walton. We don't manage properties in bulk from a corporate call center — we know our homeowners by name, we know our neighborhoods, and we hold ourselves to a higher standard because the people counting on us deserve nothing less.

What You'll Own

As a Property Manager, you'll carry full ownership of a dedicated portfolio of luxury homes — from onboarding new properties to ensuring every guest arrival is flawless. You'll work closely with our VP of Operations and serve as the connective tissue between our housekeeping, maintenance, and reservations teams.

Day-to-day, that means:

  • Conducting regular property inspections and holding the line on our quality standards — because the details are everything in the luxury space

  • Managing vendor relationships, scheduling appointments, and being on-site when it matters

  • Reviewing monthly owner statements for accuracy and keeping owners informed with proactive, confident communication

  • Leading the onboarding of new properties — from initial owner meetings through go-live in our systems

  • Coordinating photoshoots and ensuring every home is perfectly staged and presented

  • Maintaining house inventories and ensuring each property is set up precisely to spec

  • Managing preventative maintenance schedules and recurring tasks in coordination with our vendors and internal teams

  • Building out and maintaining property profiles in Breezeway

  • Supporting owner arrival inspections and VIP guest preparations with the level of care our brand demands


Who You Are

You've done this before. You know the difference between a good property manager and a great one — and you hold yourself to the latter. You communicate with confidence and clarity, you stay organized when things get busy, and you take real ownership of the properties and people you serve.

You'll be a strong fit if you bring:

  • 1+ years of property management experience — ideally in a vacation rental or luxury hospitality environment

  • A genuine work ethic and high personal standards — you notice what others miss

  • Comfort working in a tech-forward environment. We run a modern, fully integrated stack and expect our team to use it well:

    • Property & Operations: Escapia, Breezeway, Asana, Airtable, Slack

    • Market Intelligence: Keydata, Wheelhouse, Beyond

    • AI Tools: Claude AI and ChatGPT — we actively use AI to work smarter, communicate better, and move faster, and we want teammates who embrace that, not avoid it

    • Hardware: Apple ecosystem exclusively (iPhone, iPad, MacBook) — fluency is expected

  • Excellent written and verbal communication skills — you're comfortable talking to a homeowner, a maintenance vendor, and a VIP guest all in the same afternoon

  • Strong organizational instincts and the ability to manage competing priorities without dropping the ball
