About the Role
As a Community Property Manager at Z Modular, a division of Zekelman Industries, you will play a key role in leading daily operations and cultivating a thriving residential community in San Marcos, FLATZ 512. This position requires strong leadership, financial acumen, and excellent communication skills, and offers the opportunity to contribute directly to resident satisfaction, team success, and operational excellence.
You will collaborate with leasing professionals, maintenance teams, and senior leadership, ensuring that resident needs are met and that community standards are maintained at the highest level. This is an on-site role located in San Marcos, TX.
This role is perfect for someone who thrives in a fast-paced environment, enjoys problem-solving, and is driven by creating well-run, welcoming communities.
What You'll Do
  • Lead onsite teams to foster a positive, customer-focused community environment.
  • Oversee rent collection and financial transactions to ensure accurate and timely reporting.
  • Manage daily operations and prioritize service requests to maintain resident satisfaction.
  • Process leasing applications and reconcile tenant accounts with accuracy and attention to detail.
  • Monitor and manage community budgets to support long-term financial health and operational success.
  • Conduct regular property inspections to maintain safety, cleanliness, and curb appeal.
  • Coordinate with maintenance staff to ensure timely completion of work orders and preventative maintenance activities.
  • Investigate and resolve resident concerns to preserve a positive living environment.
  • Organize community events to promote resident engagement and enhance the resident experience.
  • Ensure compliance with company policies, Fair Housing regulations, and safety requirements.
  • Lead and promote healthy and safe work practices as required by regulatory agencies and Company policy.
  • Perform other duties as assigned.

Who You Are
  • 3-5 years of experience in property management or community operations, preferably in residential housing.
  • Bachelor's degree in Business Administration, Property Management, or a related field, or equivalent experience.
  • Lease-up experience strongly preferred
  • Proficiency with property management software such as Yardi.
  • Strong budgeting, financial reporting, and operational oversight skills.
  • Exceptional leadership, communication, and customer service abilities.
  • Property management certifications (CAM, CPM, or similar) preferred.
  • Eligible to work in the United States.
  • Ability to build strong relationships with residents, team members, and vendors.
  • Strong organizational and problem-solving skills with the ability to manage multiple priorities.

Physical Requirements
  • Ability to perform the essential functions of the role, including conducting property tours, inspecting apartment homes and common areas, and engaging with residents and prospects. These activities require regularly moving throughout the property, including accessing stairs and outdoor areas, and working in varying weather conditions.
  • Ability to operate a computer, phone, and standard office equipment, as well as the visual ability to review documents and assess units and property conditions for cleanliness, safety, and readiness.
  • Ability to stand or remain in a stationary position for extended periods and occasionally move items such as packages, office supplies, leasing materials, or event equipment weighing up to 50 pounds.
  • Perform all responsibilities in accordance with established safety protocols.
