Join the ZRS team at a new luxury high-rise apartment community featuring 427 units in Downtown Miami. This is an exciting opportunity for an experienced Property Manager to lead lease-up efforts, drive financial performance, and deliver an exceptional resident experience. http://www.excelmiami.com/

The Property Manager is responsible for the overall success of the community, including leasing, financial management, team leadership, resident relations, marketing, maintenance, and day-to-day operations. This position reports directly to the Regional Manager.

Responsibilities Lease-Up & Revenue Management
  • Lead lease-up efforts and execute strategies to achieve occupancy and revenue goals.
  • Develop creative social media strategies to increase brand awareness and drive leasing traffic.
  • Maximize rental income through effective pricing, leasing, and revenue management strategies.
  • Monitor market conditions, competitor activity, and pricing trends.
  • Oversee rent collection, fee processing, and financial deposits.
  • Drive resident retention through exceptional customer service and engagement initiatives.
Financial Management
  • Prepare and manage annual operating budgets.
  • Analyze financial statements, operational reports, and performance metrics.
  • Monitor expenses and identify cost-saving opportunities.
  • Prepare monthly variance reports and financial summaries.
  • Review and approve vendor invoices, ensuring proper coding and documentation.
Marketing & Leasing
  • Develop and implement marketing strategies to attract qualified prospects.
  • Partner with marketing teams to maintain online listings and advertising campaigns.
  • Support outreach efforts, resident events, and community branding initiatives.
  • Track leasing performance and adjust strategies as needed to achieve goals.
Team Leadership
  • Recruit, train, coach, and develop on-site team members.
  • Provide leadership to leasing, maintenance, and administrative staff.
  • Conduct performance evaluations and support professional development.
  • Foster a positive, collaborative, and customer-focused culture.
Resident Relations & Operations
  • Deliver an exceptional resident experience and maintain a strong sense of community.
  • Address resident concerns and service requests promptly and professionally.
  • Oversee daily property operations, including leasing, maintenance, rent collection, and resident services.
  • Maintain accurate records and complete month-end and year-end reporting requirements.
Property Maintenance & Compliance
  • Partner with the maintenance team to ensure timely completion of work orders, make-readies, and move-ins.
  • Conduct routine property inspections to maintain community standards.
  • Ensure compliance with Fair Housing regulations and all federal, state, and local laws.
  • Maintain vendor relationships and oversee contracted services.
Qualifications
  • Minimum 3 years of multifamily property management experience, including at least 2 years as a Property Manager preferred.
  • Experience managing lease-up communities, luxury multifamily assets, or high-rise properties preferred.
  • Strong background in budgeting, financial reporting, P&L management, and revenue optimization.
  • Experience with revenue management software.
  • Experience with the Live Local program a plus
  • Proficiency with OneSite/RealPage preferred.
  • Knowledge of property management accounting principles.
  • Proven leadership, team-building, and customer service skills.
  • Excellent verbal and written communication abilities.
  • Ability to work evenings, weekends, and holidays as business needs require.
