Position Summary

The Senior Community Development Manager – New Construction is a high-impact, relationship-driven role responsible for establishing IQ Fiber as the preferred internet provider in new residential developments before and during construction. You will engage homebuilders, land developers, and master-planned community developers early in the development lifecycle to secure fiber infrastructure agreements and pre-sale commitments. Working as IQ Fiber's first points of contact in greenfield markets, you will build and manage a forward-looking pipeline of new residential opportunities while collaborating cross-functionally with engineering, operations, sales, and marketing to ensure seamless fiber deployment and strong resident adoption from day one.

Essential Duties and Responsibilities
  • Identify and engage homebuilders, land developers, and master-planned community developers in assigned territory to secure fiber Right or Entry agreements prior to and during construction.
  • Build and maintain a minimum of 3-year pipeline of new residential development opportunities, tracking projects from permitting through certificate of occupancy.
  • Execute strategies to maximize IQ Fiber's footprint and market share in greenfield subdivisions across all product categories.
  • Partner with engineering and operations teams to align on construction timelines, conduit placement, and network design for new developments.
  • Work closely with sales and marketing to drive subscriber acquisition as new communities come online.
  • Negotiate and manage Right of Entry agreements with builders and developers from initial commitment through community buildout and resident retention.
  • Monitor housing market trends, permit activity, and competitor fiber deployments to proactively identify opportunities and risks.
  • Meet and exceed quarterly and annual sales performance targets.
  • Maintain company culture as an enthusiastic, innovative, and highly motivated organization focused on continuous improvement.
  • Perform other duties as assigned.
Required Qualifications
  • 7+ years of hands-on sales or business development experience in telecom, fiber, or a related industry; new construction or greenfield deployment experience strongly preferred.
  • Established relationships with residential homebuilders, land developers, or master-planned community developers a significant plus.
  • Experience negotiating infrastructure or service agreements across business, legal, and engineering dimensions.
  • B2B sales background preferred; experience working with construction, real estate, or municipal permitting processes a plus.
  • Demonstrated ability to build effective working relationships with executives, project managers, engineers, vendors, and other stakeholders.
  • BA/BS preferred; equivalent work experience considered.
  • Ability to build and maintain relationships with homebuilders, land developers, and construction decision makers.
  • Familiarity with residential construction processes and timelines, land development processes, and subdivision planning.
  • Strategic thinker, process driven, project management, and tactical executor who thrives in a fast-paced, high-change environment.
  • Strong ability to collaborate across engineering, operations, and marketing teams to drive initiatives and results.
  • Excellent interpersonal, oral, written, and presentation skills.
