Community Assistant Manager

Status: Full-Time

Classification: Non-Exempt

Salary: $20 to $22/ hour plus uncapped Commissions

Reports To: Regional Manager

    SUMMARY OF ROLE

    The Assistant Community Manager supports the Community Manager in the day-to-day operations of their assigned community. This is primarily an operations role — keeping residents supported, maintenance moving, records accurate, and community standards upheld. In addition, the Assistant Manager actively contributes to Parakeet's infill initiative by supporting leasing, sales, and move-in activity, which is recognized through a performance bonus program. This role is a direct development path toward the Community Manager position for high performers.

    QUALIFICATIONS AND EXPERIENCE
  • 13 years of experience in property management, manufactured housing, residential leasing, or a related field.
  • Strong customer service and people skills; professional and calm under pressure.
  • Highly organized — able to manage multiple work orders, resident interactions, and tasks simultaneously.
  • Proficiency in MS Office (Word, Excel, Outlook) required; Rent Manager or similar software a plus.
  • Strong written and verbal communication skills.
  • Ability to work independently with minimal supervision and take ownership of assigned responsibilities
  • Physical ability to conduct regular site walks and work outdoors in varying conditions
  • Prior leasing or sales experience a plus; willingness to engage with prospects is what matters most.
  • Valid Driver's License + reliable vehicle
  • Bilingual (English x Spanish) is preferential
  • ESSENTIAL FUNCTIONS & RESPONSIBILITIES
  • Daily Operations Manage office functions, answer phones promptly, maintain organized files, and ensure the office is professional and running smoothly each
  • Site Walks: Conduct regular property walks to identify maintenance needs, safety hazards, lease violations, and lot conditions; log all findings every time.
  • Safety & Inspections Inspect buildings, common areas, and grounds for hazards or condition issues; report and track all corrective actions
  • Resident Support Serve as the first point of contact for resident questions and complaints; resolve issues promptly and professionally; escalate complex issues with full context
  • Lease Violations Issue violation notices per company policy; document all violations, responses, and outcomes in Rent Manager
  • Collections Support Monitor delinquent accounts and follow up per company collections procedures; document all contact and outcomes
  • MoveOut Processing Conduct thorough moveout inspections with photos; coordinate rapid lot turnover for reoccupancy
  • Records & Data Maintain accurate resident records in Rent Manager in real time; data accuracy is a direct measure of performance in this role
  • Manager Coverage Assume all Community Manager responsibilities during absences; keep the Regional Manager informed of any issues
  • Sales & Infill Support (Bonus Earnings!)

    The Assistant Manager supports Parakeet's infill initiative as directed by the Community Manager. Performance in this area is recognized through bonus compensation. $200 per home sold or rental conversion.

  • Lead Response and Prospect Tracking Follow up with leads as designated by call center and community manager. Maintain uptodate notes in rent manager prospect accounts; report status to the Community Manager weekly.
  • Home Tours Conduct tours of available homes and lots professionally and enthusiastically.
  • Application Processing Guide applicants through the full process — documentation, screening, and communication of decisions.
  • MoveIn Coordination Execute the complete movein process: documents, inspection, Rent Manager setup, and resident welcome.
  • Rental Conversions Identify renters who may be ready to purchase; connect them with Sales leadership and financing resources.
  • Listings Maintenance Ensuring online and onsite presence is consistent with show ready. Utilizing digital and social channels outlined by sales managers to generate visibility and interest.
  • Community Event Coordination Assist with set up and marketing for open houses and property events.
  • Resident Relations
  • Foster a welcoming, respectful community environment that reflects Parakeet's standards.
  • Build genuine relationships with residents that support retention and encourage referrals.
  • Communicate updates, policy changes, and notices proactively and on time.
  • Identify atrisk residents and notify the Community Manager promptly with context.
  • Reporting & Accountability
  • Provide the Community Manager with a weekly update on open work orders, violations, delinquencies, and resident issues.
  • Submit a weekly leasing activity summary: leads, tours, applications, and moveins.
  • Maintain accurate lotlevel occupancy status in Rent Manager at all times.
  • Document all resident interactions, complaints, and violations in writing — verbalonly records are not acceptable
  • Report safety issues or resident escalations the same day the event took place.
