WinnDevelopment's work focuses on the acquisition and adaptive reuse of dilapidated historic structures, acquisition and repositioning of troubled multifamily (both affordable and market rate) properties, new construction mixed-income projects with a focus on transit hubs, and working with Housing Authorities for the redevelopment of their communities.
Winn is seeking an ambitious intern to support its ongoing and pipeline projects. Candidates sought will have a strong interest in affordable housing finance and creating successful apartment and mixed-use communities. The ideal intern will be analytical, have an interest in project management, and possess strong organizational skills.ย Priority will be placed on self-motivation, quick learning, attention to detail, and the ability to manage multiple priorities simultaneously.ย Entrepreneurial thinking is strongly encouraged.ย
This position is available in Winnโs Boston offices and reports to the Senior Project Director.
The hourly range for this role is $20.00-$25.00 per hour. The selected candidate for this role is Monday through Friday from 8:30 AM to 5:00 PM.
Responsibilities:
- Assist in putting together affordable housing funding applications for local, state or federal agencies for new and existing projects
- Support assembly of responses for Request for Proposals or Requests for Qualifications for new opportunities
- Conduct research in the areas of markets, rents, programs, policies, etc. to help plan for or support a project
- Model various aspects of project financing needs in Excel
- Attend on-site construction meetings, take notes, photographs, help with monthly funding requisitions, some travel required
- Prepare presentations such as power points for public or community project presentations
- Participate in project closing calls with lenders and investors
- Participate in meetings with development consultants, including design, legal, accounting, compliance, marketing and property management
- Review development documents such as fair housing documents, marketing plans, acquisition, site control and legal agreements and provide summaries as needed
- Assist with other real estate development projects and various members of the development team as needed.
Requirements:
- Currently enrolled in a related graduate field of study.
- 1โ3 years of relevant experience in housing, real estate, finance, underwriting, and affordable housing is a plus.
- A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
- Hands-on financial modeling and analysis experience.
- Excellent written and verbal communication skills.
- Project and/or personnel management experience with an ability to manage multiple tasks, deadlines, and priorities.
- Super attention to detail, high level of accountability, and an ability to work autonomously.
- Ability to work in downtown Boston, MA, and travel throughout New England.
