As of Aug 19, 2026, the average yearly pay for community association manager in Kentucky is $55,676.00, according to ZipRecruiter salary data. Most workers in this role earn between $47,800.00 and $60,400.00 per year, depending on experience, location, and employer.

What are the key skills and qualifications needed to thrive as a community association manager, and why are they important?

To thrive as a Community Association Manager, you need strong organizational skills, knowledge of property management principles, and typically a state-required license or certification. Familiarity with property management software, budgeting tools, and maintenance scheduling systems is essential. Exceptional communication, conflict resolution, and customer service skills help build positive relationships with residents and board members. These skills ensure efficient operations, compliance with regulations, and a harmonious living environment within the community.

What does a community association manager do?

A Community Association Manager (CAM) is responsible for overseeing the daily operations of residential communities, such as condominiums, homeowners associations, or cooperatives. Their duties include managing budgets, coordinating maintenance and repairs, enforcing community rules, and acting as a liaison between homeowners, board members, and service providers. They also help organize meetings, process payments, and ensure the community complies with local regulations and association bylaws. A CAM plays a key role in maintaining property values and fostering a positive living environment.

How to become a community association manager?

You can become a community association manager by earning a Certified Manager of Community Associations (CMCA) certificate or through developing your skills through work experience. Some companies prefer real estate work experience or other business knowledge or education, while others accept a high school diploma or GED certification. Depending on the location, a community association manager can live on the property they manage, or in one of the apartment or condominium units. You can also become a community association manager by living in a community and proving your qualifications for an available job to the managing company.

What are some common challenges community association managers face when balancing the needs of residents with community policies?

Community Association Managers often navigate the challenge of enforcing community rules while maintaining positive relationships with residents. This can involve mediating disputes, managing expectations, and ensuring compliance with governing documents, all while providing excellent customer service. Success in this role often requires strong communication skills, diplomacy, and a thorough understanding of both legal guidelines and the unique culture of the community. Balancing fairness and firmness is key to fostering a harmonious living environment.

Community association managers in Florida typically earn an average annual salary of around $60,000 to $70,000, depending on experience, certifications, and the size of the community they manage. Salaries can vary based on location, responsibilities, and whether they work for a management company or independently. Many managers also hold certifications such as CAM (Community Association Manager) which can influence earning potential.

Is being a community association manager stressful?

Community association managers often face stress due to managing multiple responsibilities such as resolving resident issues, overseeing maintenance, and ensuring compliance with regulations. The job can involve irregular hours and handling conflicts, which may contribute to workplace stress, but strong organizational and communication skills can help manage these pressures.

What is the average salary for a community association manager?

The average salary for a community association manager typically ranges from $50,000 to $70,000 annually, depending on experience, location, and the size of the community managed. In some regions, salaries can be higher with additional certifications or management responsibilities.

Job Title: Sr. Association Manager
Location: Remote
Job Type: Full-Time

About Us:

Association & Conference Group (ACG) is a woman-owned, virtual company giving us the flexibility to engage the best talent regardless of geographic location. We leverage this talent, technology, and other resources to build a team that delivers responsible, efficient, and reliable service including strategic planning and budgeting, board development and volunteer engagement, sophisticated conferences and trade shows, marketing and public relations and general administrative support.

ACG’s core values include growth, partnership, transparency, innovation, and empowerment. We live these core values not only with our clients, but with our team. We believe if our team is able to grow professionally, thrive in partnerships with colleagues and clients, conduct themselves with integrity and transparency, solve problems and innovate, and feel respected and empowered, our clients will be successful.

Job Summary:

We are seeking a Senior Association Manager who seamlessly bridges high-level client strategy with operational execution. In this role, the candidate will act as a trusted strategic advisor to client boards while driving operational excellence across an assigned portfolio.

The candidate will lead client boards through long-term planning, governance, and budgeting, while steering internal teams to hit key performance metrics. From growing membership and securing sponsorships to managing impactful events and maintaining strong financial health, the candidate will play a pivotal role in driving client success and supporting our company’s retention goals.

Responsibilities & Expectations

  • Embody ACG’s Core Values of growth, partnership, transparency, innovation, and empowerment
  • Serve as the client lead or partner closely with an Account Executive to drive the following efforts:
    • Strategic Leadership & Client Relations
  • Act as a primary point of contact for client leadership, ensuring the internal team fulfills the scope of work while directing routine strategic plan, scope, and budget reviews.
  • Lead or collaborate on long-term strategic planning, session facilitation, and board/committee meetings—actively advising committee chairs to ensure initiatives align with broader organizational goals.
  • Ensure client operations align with bylaws and internal policies, while managing or supporting annual governance processes like board elections.
  • Team Management & Quality Assurance
    • Direct the client management team to ensure quality assurance and deadline compliance, utilizing weekly meetings to troubleshoot challenges and track action items.
    • Own or oversee internal client documentation and tracking, including team playbooks, annual planning calendars, and monthly performance metrics.
  • Financial Management & Growth
    • Manage or support client financial health by developing annual operating budgets and delivering accurate financial reporting to client boards and treasurers.
    • Monitor internal client profitability goals, maintaining a regular reporting cadence with ACG leadership while identifying opportunities to grow revenue.
  • Operational Consulting & Program Execution
    • Provide expert consultation on communications strategy, membership recruitment/retention programs, and corporate sponsorship packages.
    • Oversee non-conference event activities, managing communications planning, speaker logistics, and sponsor relations.
  • Committee Management
    • Provide operational leadership to assigned committees, serving as the primary liaison to advise chairs, facilitate meetings, document action items, and ensure project momentum
    • Guide committee performance and sustainability, establishing strategic milestones, tracking deliverables against client bylaws/strategic plans, and managing volunteer succession planning
    • Enforce governance and fiscal compliance, ensuring all committee and board activities strictly align with client policies, procedures, and approved operating budgets
  • Adhere to ACG policies and processes
  • Utilize ACG project management tools
  • Actively contribute to the ACG appraisal process by providing constructive, high-impact peer feedback

Knowledge, Skills & Abilities

  • Bachelor’s degree required
  • 3-5 years of account management or client services experience in the association or non-profit sector, ideally within a multi-client or AMC environment
  • Proven success supporting senior account leads and directly managing volunteer committees, task forces, or boards
  • Demonstrated ability to cultivate high-value relationships with boards, donors, and community partners to drive organizational goals
  • Strong track record of evaluating operational challenges, mitigating risks, and implementing data-driven, strategic solutions
  • Ability to synthesize complex data into clear, persuasive narratives and reports for diverse internal and external audiences
  • Excellent organizational and prioritization skills with a proven ability to manage competing demands in a fast-paced environment
  • Proficiency in Google Workspace, Microsoft Outlook, video conferencing tools, financial systems, project management systems, and Association Management Systems (AMS)
  • Ability and willingness to travel domestically and internationally for client events, including occasional weekends and holidays

Schedule:

This is a full-time, 40-hour-per-week position with a standard Monday-to-Friday schedule. Please note that this role requires flexibility for evening events and travel to client conferences.

Benefits:

  • Generous paid time off (PTO) package, paid company holidays, and a paid winter shutdown between December 24th and January 1st. Additionally, this role is eligible for our “Gifted Days” policy, providing extra dedicated time to rest and recharge between conferences.
  • Professional Development budget
  • 401(k) with employer matching
  • Group Health Insurance
  • Completely remote! ACG provides the technology and you provide the environment (home office).
