What is a commission home inspector?

Commission home inspectors are professionals who assess the condition of residential properties, usually as a prerequisite for real estate transactions. They are typically paid on a commission basis, meaning they earn a fee for each inspection rather than a fixed salary. Their primary role is to evaluate aspects such as the structure, roofing, plumbing, electrical systems, and overall safety of a home. After their inspection, they provide a detailed report highlighting any issues or potential problems. This helps buyers and sellers make more informed decisions during the home buying or selling process.

What are the key skills and qualifications needed to thrive as a commission home inspector?

To thrive as a Commission Home Inspector, you need a solid understanding of building systems, construction standards, and local codes, typically supported by relevant certifications or licenses. Familiarity with inspection software, digital reporting tools, and moisture or electrical testing instruments is also crucial. Strong attention to detail, effective communication, and customer service skills help inspectors build trust and clearly explain findings to clients. These skills ensure accurate assessments, clear reports, and satisfied clients, which are vital for success and repeat business in the home inspection industry.

What are some common challenges faced by commission home inspectors, and how can they be managed?

Commission Home Inspectors often face challenges such as fluctuating workloads due to seasonal real estate trends and the need to maintain objectivity under client or agent pressure. Managing these requires strong time management skills, continual professional development to stay updated on local building codes, and clear communication with clients to set expectations. Building a strong reputation for thoroughness and integrity can help inspectors secure repeat business and referrals, which can stabilize income over time.

How much does a commission home inspector get paid per inspection?

Commission home inspectors typically earn between $50 and $200 per inspection, depending on factors such as location, experience, and the complexity of the property. Many inspectors also earn additional income through related services or certifications, and some work on a fee-per-inspection basis rather than a fixed salary.

Is a commission home inspector a good side hustle?

A commission-based home inspector can be a viable side hustle for those with relevant certifications and inspection skills, as inspections often occur on weekends or flexible hours. However, income depends on the number of inspections completed and local demand, making it important to consider certification requirements and time management. It can be a profitable supplement if properly managed alongside other commitments.

Pay Rate: $5,000/month advance against commission for the first 90 days; 10% uncapped commission on completed and paid projects

Employment Type: Full-Time

Location: Everett, WA / Puget Sound Area – Field-Based

Summary

We are seeking a motivated, results-driven Insulation Sales Representative to join a growing residential insulation operation serving homeowners throughout the Puget Sound area.

This role combines consultative in-home sales with hands-on residential insulation knowledge. You will meet directly with homeowners, inspect attics and crawlspaces, identify insulation deficiencies and potential moisture or mold concerns, recommend appropriate solutions, prepare estimates, and guide customers through the sales process from initial inspection through project completion.

The company generates residential leads through multiple marketing channels, including Google, Facebook, and Thumbtack, with a goal of providing approximately two in-home appointments per day when lead volume allows. When there are openings in the schedule, the salesperson will proactively generate additional opportunities through targeted neighborhood prospecting, particularly in areas with strong insulation and energy-efficiency needs.

The ideal candidate is a knowledgeable, relationship-focused salesperson who can independently assess residential insulation needs, establish trust with homeowners, explain technical information clearly, confidently close business, and take ownership of keeping a healthy sales pipeline.

What You'll Do

• Conduct in-home sales consultations throughout Snohomish, Skagit, and King Counties and surrounding areas as needed

• Inspect attics, crawlspaces, and other relevant areas to assess residential insulation needs

• Identify insulation deficiencies, ventilation concerns, air-sealing opportunities, moisture conditions, and potential mold-related issues

• Recognize potential causes of moisture and mold concerns and recommend appropriate solutions

• Educate homeowners on insulation upgrades, energy efficiency, indoor air quality, ventilation, air sealing, moisture control, and available rebate opportunities

• Take measurements and gather the information necessary to accurately scope residential projects

• Prepare accurate estimates and customized proposals using company estimating tools, ideally completing the estimate before leaving the customer's property

• Present recommendations, answer homeowner questions, address objections, and confidently ask for the sale

• Manage company-generated opportunities from initial consultation through project completion

• Generate additional business through targeted neighborhood prospecting, referrals, networking, and other self-generated lead activities when the appointment schedule has openings

• Learn applicable Puget Sound Energy (PSE) insulation rebate programs and support customers through the rebate process

• Complete required estimates, CRM updates, customer documentation, and rebate paperwork accurately and on time

• Coordinate with technicians, project staff, and internal team members to ensure a seamless transition from sale through installation

• Maintain regular communication with customers throughout the sales, installation, and rebate process

• Develop strong customer relationships that generate referrals and repeat business

• Work toward a minimum monthly sales target of approximately $100,000 while maintaining an exceptional customer experience

What You Bring

• Previous residential insulation experience with the technical knowledge to independently assess attics and crawlspaces

• Proven sales experience within insulation, home improvement, restoration, weatherization, construction, or a closely related residential home-services environment

• Demonstrated success selling directly to homeowners and meeting or exceeding sales goals

• Knowledge of residential insulation systems, R-values, ventilation, air sealing, and energy-efficiency practices

• Understanding of moisture intrusion, mold growth, and common conditions that can contribute to residential mold or moisture concerns

• Ability to take measurements, scope residential projects, and prepare accurate customer estimates

• Strong consultative sales, negotiation, objection-handling, and closing skills

• Exceptional communication skills with the ability to educate homeowners, explain technical recommendations clearly, and establish trust quickly

• Proactive, self-motivated sales mentality with a willingness to generate additional opportunities when company-provided appointments are limited

• Strong organizational skills and attention to detail with estimates, customer follow-up, CRM activity, and required documentation

• Ability to work independently, manage a field-based schedule, and handle multiple customer opportunities simultaneously

• Comfortable working toward a minimum sales target of approximately $100,000 per month

• Reliable transportation and ability to travel throughout Snohomish, Skagit, and King Counties for required in-home customer appointments

• Comfortable physically accessing residential attics and crawlspaces as part of the inspection and sales process

• Experience using CRM, estimating, or sales-tracking software

• Ability to work primarily Monday through Friday, approximately 8:00 AM–4:00/5:00 PM, with flexibility for occasional later homeowner appointments

Bonus Points If You Have

• Experience with Puget Sound Energy (PSE) insulation rebates or other utility energy-efficiency rebate programs

• Experience completing PSE or similar rebate documentation

• Door-to-door, neighborhood prospecting, or other self-generated residential sales experience

• Experience in restoration, water damage, mold remediation, weatherization, or environmental services

• Water- or mold-specific industry certifications

• Experience with GoHighLevel or a similar CRM

• Familiarity with the Puget Sound residential home-improvement market

• Bilingual English/Spanish skills

Compensation & Opportunity

• $5,000/month advance against earned commissions during the first 90 days

• 10% uncapped commission on qualifying completed and paid projects

• After the initial 90-day period, compensation transitions to 100% commission at the 10% rate

• Same 10% commission rate for both company-generated and self-generated business

• Commissions are paid on the following weekly payday after the company receives payment in full for the completed project

• Minimum monthly sales target of approximately $100,000 with no cap on commission earnings

• Mileage reimbursement for qualifying business travel

• Training on company processes, estimating tools, PSE rebate programs, and internal systems

• Opportunity to play an important role in the growth of a developing residential insulation division

• Career advancement opportunities for individuals who consistently deliver results, demonstrate strong communication and teamwork, and contribute to the growth of the department

• Potential future consideration for Employee Stock Ownership Plan (ESOP) participation based on performance, contribution, and company eligibility
