Job description

We are seeking an experienced and highly organized Commercial Property Manager to oversee the day-to-day operation and financial performance of commercial properties. This individual will serve as a primary point of contact for tenants, vendors, contractors, and internal departments while ensuring that each property is maintained and operated in accordance with Hillside Investments’ standards.

Position Summary

The Commercial Property Manager is responsible for the operational, financial, and tenant-related performance of an assigned portfolio of commercial properties.

This position requires someone who can take ownership of property-level issues from identification through resolution. The Property Manager will work closely with Hillside’s Accounting, Construction, Leasing, Development, Maintenance and Office Management teams to ensure tenant needs are addressed, vendors are properly managed, property expenses are controlled, lease obligations are followed, and accurate information is communicated throughout the organization.

The successful candidate will be proactive, responsive, detail-oriented, financially aware, and comfortable managing multiple commercial properties and priorities simultaneously.

Performance Expectations

The Commercial Property Manager is expected to actively manage the portfolio and take ownership of results.

Key expectations include:

  1. Tenant requests and concerns are acknowledged and resolved promptly.
  2. Properties are regularly inspected and maintained to Hillside standards.
  3. Work orders and outstanding property issues are actively tracked through completion.
  4. Delinquencies and collection issues are identified and addressed quickly.
  5. Vendor invoices are reviewed accurately and submitted promptly.
  6. Property expenses are monitored against approved budgets.
  7. Lease requirements and critical dates are understood and tracked.

Qualifications

  1. 5+ years of commercial property management experience required.
  2. Experience managing office, industrial, flex, retail, or other commercial properties required.
  3. Working knowledge of commercial leases, CAM/operating expenses, budgeting, accounts receivable, and property operations.
  4. Experience working with building maintenance technicians, vendors and contractors.
  5. Excellent written and verbal communication skills.
  6. Strong organizational skills and attention to detail.
  7. Ability to prioritize multiple properties, tenant requests, projects, and deadlines.
  8. Strong problem-solving skills and willingness to take ownership of issues through completion.
  9. Proficiency with Microsoft Outlook, Excel, Word, Teams, and related Microsoft 365 applications.
  10. Experience with Yardi preferred.
  11. Valid driver's license and ability to travel to properties within the portfolio required.
