Job description

Commercial Property Manager – Costa Mesa,CA

  • A seasoned Commercial Property Manager to oversee a portfolio of commercial real estate assets (industrial, retail, and office). 
  • Manage day-to-day operations, tenant relations, maintenance, and financial performance, ensuring the properties are operated efficiently, safely, and profitably to maximize investment returns.
  • Act as the primary point of contact for tenants, addressing inquiries, resolving conflicts, and negotiating lease renewals. Manage move-ins and move-outs, and conduct tours for prospective tenants.
  • Conduct regular site inspections and oversee preventive maintenance programs for building systems (HVAC, electrical, plumbing). Coordinate with contractors, vendors, and janitorial services to ensure high-quality repair work.
  • Prepare annual budgets, CAM reconciliations, and monthly financial reports. Collect rent, manage accounts receivable, and control operating expenses to maintain profitability.
  • Ensure compliance with local, state, and federal regulations, building codes, and safety standards. Enforce lease terms and manage vendor insurance certificates.
  • Oversee renovations, tenant improvements, and capital improvement projects, including bid solicitation and contractor supervision.
  • Bachelor’s degree in Real Estate, Business Administration, or related field preferred.
  • 5-10+ years of experience in commercial property management.
  • Proficiency in property management software (e.g., Yardi, Angus, MRI) and MS Office Suite.
  • Strong interpersonal and negotiation skills for handling tenant complaints, vendor contracts, and owner relations.
  • Knowledge of accounting principles, financial forecasting, and building systems.
