FMM is seeking a motivated professional to fill our Commercial Maintenance Technician position. FMM is a maintenance and construction company servicing both residential and commercial clients nationwide.
Job Summary: Responsible for maintaining, troubleshooting and repairing, or arranging for repairs of all building operating systems on the site. Technician will be assigned to multiple locations and must be available for after hour emergency calls
Essential Job Duties: (Included but not limited to)
  • Responsible for all preventive maintenance, necessary maintenance, and minor repairs to the buildings mechanical, electrical, HVAC, and plumbing systems. Must have working knowledge of building mechanical, electrical, HVAC, plumbing, life safety, fire protection and security systems to ensure proper operations. Must be able to act upon any conditions that are out of the ordinary.
  • Conduct periodic general preventative maintenance on mechanical, electrical, HVAC, and plumbing systems. This includes normal lubrication, adjustment, cleaning, replacement of consumable parts (filters, indicator lights, etc.) and periodic testing of equipment. Conduct general building maintenance as needed.
  • Be responsive to requests in the areas of safety, plumbing, mechanical, electrical, and environmental needs through both personal contact and work order systems.
  • Prepare and maintain maintenance logs and records. Familiarity with preventative maintenance and work order software systems.
  • Coordinate contractor, tenant, and management approvals for work orders that require use of an outside contractor. Maintain log of work order details.
  • Perform all assigned work to ensure the safety of the building occupants and ensure continuous operation.
  • Be familiar with and conform to all written operating procedures associated with the site.
  • Maintain organized files.

Required Skills and Abilities: Must have at least 5 years of experience.
  • Basic electrical skills-change out wall receptacle, replace light bulbs, lights switch, find lighting circuits/reset breakers, etc.
  • Light carpentry-replace trim boards, wall studs, flooring, etc.
  • Sheetrock work-replace sheet rock on walls, tape, and float/finish texture a plus.
  • Light plumbing-replace under sink plumbing, install faucets, install water heaters, fix water leaks, replace water spigots, etc.
  • Basic HVAC-troubleshooting knowledge. Know how to perform a PM on an HVAC unit. Change air filter, etc.
  • Door repairs-install/adjust door closets, replace hinges, handles, deadbolts, etc.
  • Leak repairs-find and repair leaks in windows, doors, metal roofs, shingle roofs, etc.
  • Painting-painting walls, ceilings, doors, trim, etc.
  • Exceptional customer service skills
  • Ability to think ahead to the next work order/repair to be done.
  • Time Management

Education and Experience:
  • High School Diploma
  • Five (5) years previous experience
  • Ability to handle multiple projects and make decisions using FMM's core values of Quality, Teamwork, Integrity, Safety, and Versatility
  • Proficient in computer, text, and email skills
  • May perform other duties as assigned.

Physical Requirements:
  • Must be able to lift up to 15 pounds at a time.
  • Ability to pass a Fit for Duty Screening
