What Will You Do?
  • Direct all day-to-day building operations for Class A office building.
  • Lead the development and execution of annual budgets, income and expense statements, and capital improvement plans.
  • Lead competitive bid processes for service contracts and projects throughout the building.
  • Oversee accounts receivable and enforce rent collection policies in accordance with lease terms and company procedures.
  • Lead efforts in completing financial audits and distributing annual tenant surveys, leveraging insights to drive continuous improvement.
  • Oversee extensive world class building amenities and event space.
  • Teach and train building staff and third-party team members.
  • Approve purchases of supplies and equipment, ensuring alignment with budgetary constraints.
  • Oversee the processing and approval of all accounts payable, ensuring invoices are coded accurately, authorized in accordance with budget parameters, and submitted in compliance with company procedures and payment timelines.
  • Assist in developing comprehensive policies and procedures, while also preparing annual jurisdictional forms and filings.
  • Oversee property operations to safeguard and enhance asset value, maintaining compliance with local and state codes and regulations.
  • Develop and implement robust preventive maintenance programs, managing tenant improvement construction projects with efficiency and precision.
  • Monitor performance of in-house and contracted services, taking decisive action to address any deviations from established standards.
  • Oversee the Engineering department, providing strategic direction and accountability for all mechanical, electrical, plumbing, HVAC, and life safety systems, ensuring peak performance, code compliance, and proactive maintenance execution.
  • Develop multi-year capital project plans, overseeing the seamless execution of projects to enhance property value and functionality.
  • Establish effective communication protocols to ensure seamless information sharing among all stakeholders.
  • Collaborate closely with the Leasing Department to execute new and renewal leases aligned with strategic objectives, maximizing property revenue.
  • Identify and capitalize on opportunities to improve tenant recovery ratios, while effectively managing property capital expenditures.
  • Prepare and implement comprehensive financial reports, including budgets, variance analyses, and cash flow forecasts.
  • Spearhead the implementation of a robust tenant retention program, fostering strong relationships and ensuring tenant satisfaction.
  • Maintain regular communication with tenant representatives, promptly addressing any issues or concerns to enhance tenant experience.
  • Conduct periodic inventories of building contents and property condition, proactively identifying and addressing any maintenance or repair needs.
  • Set clear goals and objectives for all direct reports, conducting comprehensive performance evaluations and developing tailored training programs.
  • Perform other duties as assigned

What You Bring
  • Bachelor's degree in Business Administration, Real Estate, or related field (preferred).
  • Minimum of 8-10 years of progressive experience as Commercial General Manager, Property Manager, or similar roles within the real estate industry
  • Proven track record of driving financial performance, optimizing property value, and fostering tenant satisfaction.
  • Exceptional leadership, communication, and interpersonal skills, with a demonstrated ability to lead and inspire teams to achieve excellence.
  • Proficiency in Yardi, Prism, and Microsoft Office Suite.
  • Thorough understanding of local and state codes and regulations governing property management.
  • Strong problem-solving abilities and a proactive, results-oriented approach to leadership.

Salary Range:
$120,000 - $160,000
