About the Role
We are seeking a dedicated and hands-on Community Association Manager to oversee the operations of our active adult 55+ community. This role offers the opportunity to focus deeply on one property, build strong relationships with residents and board members, and ensure consistent, high-quality management. The position is working with "Active Adults 55+"
This is an ideal role for someone who thrives in a fast-paced environment, is meticulous, and enjoys collaborating closely with our homeowners, HOA Board, and volunteer Committee & Commission members.
Position reports to: Board of Directors, Day-to-Day oversight is provided by Board member designated as Staff Liaison
Key Responsibilities
- Oversee the daily operations of the HOA community working with our professional management company.
- Serve as the primary liaison between the Board of Directors, homeowners, and vendors.
- Attend and facilitate board meetings, including agenda preparation and minutes.
- Become experienced with and enforce governing documents, rules, and community standards.
- Conduct regular on-site inspections to maintain property appearance and condition.
- Coordinate maintenance, repairs, and capital improvement projects.
- Handles final authorization of invoices in Strongroom
- Manage vendor relationships and contracts.
- Assist with budgeting, financial reporting, and reserve planning.
- Respond promptly to homeowner questions, concerns, and requests.
- Ability to manage staff effectively.
What We Are Looking For
- Experience working in an HOA, property management, or nonprofit board setting is a plus.
- Available to attend evening board meetings or events as needed.
- Strong knowledge of Illinois HOA/Condo regulations is a plus.
- Excellent interpersonal and communication skills
- Highly organized with strong follow-through
- Skill in Microsoft Office, Word, Excel etc.
- Ability to work independently and be visible and engaged on-site.
- Comfortable attending evening board meetings as needed.
- CMCA, AMS, or PCAM preferred (or willingness to obtain)
