Acento Real Estate Partners is expanding our Acquisitions team to support the deployment our new fund's capital into workforce housing and we are looking for a Senior Associate for the Acquisitions amp; Investments team. This newly created role is designed to build execution capacity: taking direct ownership of underwriting and due diligence on a defined share of the live pipeline and developing into a second team member capable of running deal negotiation and structuring alongside the VP.

Key Responsibilities
Financial Analysis amp; Underwriting
  • Independently build and maintain acquisition models and pro formas, including income growth assumptions, expense benchmarking, capex modeling, tax analysis, and exit scenario analysis
  • Analyze historical operating statements to identify trends, anomalies, and value-creation opportunities
  • Prepare and stress-test financial models for Investment Committee review
  • Validate underwriting assumptions against current market rent, occupancy, and comparable data
  • Develop and maintain sensitivity analyses and scenario models for active deals
Transaction Management amp; Due Diligence
  • Independently manage the end-to-end due diligence process โ€” from LOI execution through closing โ€” on an assigned share of the pipeline, coordinating legal, financial, environmental, and physical inspection workstreams
  • Assemble and quarterback due diligence teams and third-party consultants
  • Order, review, and verify due diligence documentation, third-party reports, rent rolls, and operating statements
  • Track loan terms, milestones, and lender requirements throughout the transaction lifecycle
  • Track deal milestones, deadlines, and outstanding items using internal pipeline tools
Risk Management | Support Role
  • Support the VP (Lead) and Associate on the firm's insurance/climate risk matrix and market-risk data; flag material findings during underwriting and diligence
Deal-Making amp; Support
  • Participate in negotiations, structuring, and PSA/counsel coordination alongside the VP, with a path toward running negotiations independently
Property Operations amp; Reporting
  • Own the post-acquisition handoff: build and deliver a structured transition packet to asset and property management at closing
  • Prepare investment memos and IC presentations synthesizing due diligence, market data, and financial analysis
What you will bring along
  • 4โ€“7+ years in real estate acquisitions, investment banking, or private equity; multifamily or workforce housing exposure preferred
  • Demonstrated ability to independently run due diligence and underwriting on institutional-quality deals from LOI through closing
  • Strong Excel modeling skills (pro formas, sensitivity analysis, waterfall/return modeling); working knowledge of RedIQ, RealPage, or similar platforms
  • Experience reviewing PSAs and coordinating with legal counsel; excellent communication skills, comfortable presenting to an Investment Committee
  • Bachelor's degree required; willingness to travel for property tours, broker meetings, and market-facing events
