Assistant Preconstruction Manager

KCG Companies is a leading vertically integrated real estate development and construction firm specializing in the development of sustainable multifamily housing. We are looking for a talented and driven Assistant Preconstruction Manager to join our team and lead our preconstruction efforts.

The Assistant Preconstruction Manager at KCG Management Company, Inc. will support the preconstruction team by assisting in the preparation and management of budgetary and estimating services for various construction projects. This role involves supporting project planning, scheduling, subcontract negotiation, and management tasks to ensure timely and profitable delivery of all KCG projects. The Assistant Preconstruction Manager will report directly to the Director of Preconstruction and will play a key role in assisting with day-to-day preconstruction operations.

Team Support:

  • Assist the Preconstruction team to foster a collaborative work environment with other departments and all Project Teams.
  • Support in hiring, training, and mentoring preconstruction department associates.

Cost Estimation and Budgeting:

  • Aid in the management and/or creation of accurate and transparent cost estimates and comprehensive budgets for all KCG's projects, at various stages, including Tier 1, Tier 2, Tier 3, and Buyout.
  • Ensure knowledge of the KCG Project Lifecycle, the KCG Project Program (standards), and Project Documents (drawings and specifications).

Trade Partner Relationships:

  • Assist in creating and maintaining relationships with subcontractors and suppliers to meet company objectives of bid coverage and prequalification standards.

Project Planning and Scheduling:

  • Collaborate with Development and Construction Project Managers to develop detailed plans and schedules.
  • Maintain accurate schedule milestone information in the correct places for accurate and timely reporting.

Buyout:

  • Support the bidding process through project financial closing until 90% of contract buyout is fully negotiated and complete, within 30 days of closing, according to the current "KCG Project Lifecycle" document and the KCG Tier 3 Preconstruction Diagram.

Communication Responsibilities:

  • Assist in communication with Construction operations to establish and document their buy-in at key points in the Preconstruction process.
  • Help prepare and deliver reports to senior corporate staff, project ownership groups, and local governing municipalities.

Value Engineering:

  • Support pre-closing value engineering exercises to identify cost-saving opportunities while maintaining project quality.
  • Manage or create VE lists in Bid Tab or other permanent Project Documents.

Constructability Review:

  • Assist in reviewing project plans to identify and resolve potential constructability issues.

Cost Analytics and Education:

  • Support initiatives to compile and publish KCG Cost Indices and Unit Costs.

Risk Assessment and Mitigation:

  • Assist in identifying and addressing project risks to ensure successful outcomes.

Knowledge and Qualifications:

  • Bachelor's degree in Construction Management, Engineering, or related field.
  • Experience in residential wood frame on-site construction project management.
  • Familiarity with preconstruction management and improvement.
  • Strong knowledge of Microsoft Excel, MS Project, and Procore.
