Position Summary

The Manager, Client Solutions - Existing is a relationship-driven sales role focused on retaining and growing York Realty Inc.'s business from within our current tenant portfolio. This is a role for someone who builds trust, stays close to clients, understands how their businesses are evolving, and turns strong relationships into renewals, expansions, and real growth.

York has a large and active tenant base, creating meaningful opportunity to identify renewal strategies, expansion needs, relocations, additional facilities, build-to-suit potential, and other ways we can continue to grow alongside our clients. The right person will be relationship-first, but not passive - someone who can build trust, spot opportunities early, create momentum, and turn client insight into renewals, expansions, and closed deals.

Key Responsibilities

  • Build and maintain strong working relationships with York's existing tenant base in collaboration with Client Success and Property Management.
  • Build credibility and trust with tenants to stay informed of evolving business needs and future space requirements,
  • Collaborate with Property Management to surface tenant satisfaction insights and early signals of change,
  • Maintain knowledge of base building intricacies, active issues and space availability to ensure operational insight is supporting leasing strategy.
  • Maintain an ongoing line of communication with Client Success (i.e. owner's representatives) to stay ahead of client developments, project changes, and emerging needs, surfacing potential opportunities before they reach the leasing stage.
  • Proactively work the current portfolio to identify and qualify growth opportunities within each tenant relationship, including:
    • Analyzing the markets and industries within our current client operations in order to identify expansion signals, adjacencies, and opportunities where the Company can grow alongside them.
    • Identifying opportunities to partner on tenant expansion, relocation, additional facilities, subsidiaries and affiliates, and cross-jurisdictional requirements.
  • Leverage market data, internal research and AI tools, and tenant intelligence to support pursuit preparation and proposals.
  • Coordinate with the appropriate internal and external collaborators to support deal strategy, pricing, feasibility, and execution based on the nature of the opportunity, including:
    • For renewal opportunities, coordinate with third-party general contractors as needed to understand feasibility, scope, pricing, and timing for tenant improvements or required work.
    • For new growth, expansion, relocation, or build-to-suit opportunities, engage the appropriate York resources, including Drafting & Design, Estimating, Land Development, Preconstruction, internal General Contracting, and other technical experts as required.
    • Ensure proposed solutions are grounded in what can be designed, priced, approved, constructed, and delivered.
  • Collaborate with the Senior Director, Client Solutions on complex deals and coordinate cross-market opportunities as needed.
  • Prepare and present offers to clients, including ongoing negotiation management.
  • Draft and review Letters of Intent and lease agreements for transactions arising from the existing portfolio, maintaining relationships and deals to execution.
  • Conduct property tours in support of active opportunities within the existing tenant base.
  • Maintain an accurate and up-to-date pipeline of identified opportunities and active pursuits within CRM systems.
  • Regular department reporting of active pursuit pipeline and new business activity within the existing portfolio.
  • Maintain market visibility and be present where clients, brokers, and industry contacts are active.
  • Other duties as assigned.


What You Bring to York

  • Undergraduate degree in business, commerce, real estate, ora related field, or equivalent Industryexperience
  • Minimum3years' experience in commercial leasing, tenant relationship management, or account management in a real estate or professional services environment
  • Established relationships within thecommercial real estate community considered a strong asset
  • Knowledge of industrial leasing, market rents, tenant requirements, and commercial real estate activity in Alberta
  • Demonstrated ability toidentifyand convert growth opportunities within an existing client base
  • Ability to forge, grow andmaintainpositive relationships with multiple groups
  • Ability to remain objective andmaintaina factual perspective when dealing with questions and inquiries
