Position Overview

The Project Manager is responsible for leading the successful delivery of ground-up multifamily and mixed-use construction projects from preconstruction through closeout. This role oversees all aspects of project execution including budgeting, scheduling, subcontractor coordination, and client communication to ensure projects are completed safely, on time, and within budget.

Projects typically include large-scale multifamily developments, podium-style buildings, and mixed-use communities with residential units, parking structures, and retail components. These projects often involve complex site conditions, multiple trades, and high levels of coordination across teams.


Key Responsibilities
  • Manage multifamily construction projects from preconstruction through completion and turnover.
  • Develop and maintain project budgets, cost tracking, and financial forecasting.
  • Create and manage project schedules, ensuring alignment with key milestones and deadlines.
  • Lead subcontractor buyouts, contract negotiations, and scope management.
  • Oversee project documentation including RFIs, submittals, change orders, and reporting.
  • Coordinate with Superintendents to ensure strong field execution, sequencing, and productivity.
  • Manage procurement of materials and equipment to support project timelines.
  • Communicate regularly with ownership, architects, engineers, and internal teams.
  • Identify project risks and implement solutions to maintain schedule and cost performance.
  • Support preconstruction efforts including budgeting, constructability reviews, and value engineering.
  • Manage multiple projects or phases simultaneously, depending on size and complexity.
  • Oversee project closeout including punch lists, final documentation, and client handoff.

Qualifications
  • 5–10+ years of experience as a Project Manager with a general contractor.
  • Strong experience managing ground-up multifamily construction projects.
  • Experience with mixed-use, podium, or large-scale residential developments preferred.
  • Proven ability to manage projects from start to finish (full lifecycle).
  • Strong understanding of construction processes including budgeting, scheduling, and subcontractor coordination.
  • Ability to read and interpret construction drawings, specifications, and contracts.
  • Experience managing multiple projects or complex project scopes.
  • Strong communication, leadership, and organizational skills.

Preferred Qualifications
  • Experience working on multifamily developments with structured parking, retail components, or large unit counts.
  • Familiarity with design-build or negotiated project delivery methods.
  • Proficiency with construction management tools such as Procore, Bluebeam, Microsoft Project, or similar software.
