Job description

Job Title: Part-Time Handyman / Maintenance Technician

Locations: District Heights, MD & Washington, DC metro area

Job Type: Part-Time / Independent Contractor (1099)

Compensation: Commensurate with experience and skill level

About the Position

We are seeking a reliable, highly versatile, and skilled Part-Time Handyman to manage the ongoing maintenance and repair needs of two residential rental properties (single-family homes). The ideal candidate is a proactive problem-solver with a broad skill set across multiple trades, capable of independently handling everything from routine preventative maintenance to urgent tenant repair requests across the D.C. and Maryland locations.

Key Responsibilities

  • General Maintenance & Repairs: Perform a wide variety of maintenance tasks across both properties, including minor plumbing (fixing leaks, replacing fixtures), basic electrical (replacing outlets, replacing light fixtures), and basic HVAC maintenance (filter changes, thermostat checks).
  • Carpentry & Structural Upkeep: Handle drywall patching, painting, door/window adjustments, lock replacements, and minor wood or masonry repairs.
  • Preventative Maintenance: Conduct seasonal inspections and routine upkeep of property exteriors, roofing, gutters, and common areas to prevent costly future repairs.
  • Turnover Preparation: Execute efficient move-in and move-out preparations, ensuring properties are clean, safe, fully functional, and up to code for new tenants.
  • Vendor Coordination: Assess complex issues that require specialized or licensed professionals (e.g., major electrical, HVAC overhauls, or foundation work) and serve as the on-site point of contact for external contractors when needed.
  • Tenant Relations: Communicate professionally and respectfully with tenants when scheduling and completing repairs, providing proper notice before entering the premises.

Qualifications & Skills

  • Proven experience as a handyman, facility maintenance technician, or in a similar residential construction/repair role.
  • Well-rounded knowledge of plumbing, electrical, carpentry, and general household repairs.
