Maintenance Engineer Job Description

The Maintenance Engineer reports directly to the Chief Engineer (CE) and serves as a key member of the maintenance team, upholding the highest standards for the resident experience from initial move-in through move-out. This role plays a critical part in supporting resident satisfaction, which is heavily influenced by the quality, responsiveness, and consistency of maintenance services.

The Maintenance Engineer demonstrates a strong commitment to delivering exceptional service, working collaboratively with team members, residents, and vendors. This position requires a proactive, hands-on approach and the flexibility to assist wherever needed, with the understanding that no task is too small when contributing to overall property success.

The Maintenance Engineer is responsible for completing assigned work orders, adhering to make-ready schedules, assisting with inventory management, and ensuring materials are available to complete service requests within established timelines.

Success in this role is driven by a focus on resident satisfaction, strong teamwork, operational excellence, and professionalism at all times.


Key ResponsibilitiesCustomer Service
  • Maintain a positive, professional demeanor with strong customer service skills
  • Respond to resident requests quickly, with empathy and a solutions-oriented approach

Building Maintenance
  • Complete maintenance requests and unit turns efficiently and within required timelines

  • Perform preventative maintenance and routine inspections
  • Coordinate with vendors and follow up on service completion
  • Maintain property systems, equipment, and grounds in optimal condition
  • Perform minor repairs daily (lighting, fixtures, drywall, etc.)
  • Change locks and prepare units after move-outs
  • Manage inventory and ensure supplies and parts are readily available
  • Create and process purchase orders and track materials
  • Utilize property management systems for tracking maintenance activity

Safety
  • Maintain a safe and organized work environment
  • Comply with OSHA standards and safety regulations
  • Follow proper procedures before entering occupied units
  • Ensure building systems (lighting, locks, doors) are functioning properly
  • Assist during emergency situations when needed
  • Maintain tools and equipment in good working condition
  • Identify and understand utility shut-offs and building systems
  • Follow key control and access procedures

Qualifications
  • Strong customer service mindset with the ability to work in a fast-paced environment

  • Experience with appliances, carpentry, drywall, painting, and general repairs

  • Availability for on-call rotations, including nights and weekends
  • Reliable transportation and ability to respond to emergencies within required timeframes
  • Ability to lift up to 50 pounds and navigate stairs and ladders as needed
