What is a certified property manager?

Certified Property Managers (CPMs) are professionals who have earned a credential from the Institute of Real Estate Management (IREM), demonstrating their expertise in managing residential, commercial, or industrial properties. CPMs are trained in areas such as financial operations, tenant relations, maintenance, and legal compliance. This certification signifies a high standard of professionalism and ethics in the property management industry, and can help property owners maximize the value of their real estate investments.

What are the key skills and qualifications needed to thrive as a certified property manager?

To thrive as a Certified Property Manager, you need expertise in property operations, financial management, and tenant relations, typically supported by a bachelor’s degree and the CPM certification from IREM. Effective communication, strong organizational skills, and staying updated on legal requirements are key strategies for overcoming these obstacles. Building strong relationships with both tenants and owners, as well as maintaining a reliable network of contractors, can also help manage these challenges efficiently and maintain smooth property operations.

The ideal candidate will be an expert in the complexities of the Puerto Rico Internal Revenue Code and have a deep understanding of local tax incentives (e.g., Act 60). You will serve as a strategic advisor, ensuring full compliance while optimizing tax positions for both the individual and the business entity.

We prioritize enthusiasm and passion over traditional “Big Five” experience.

  • Prepare and file all Puerto Rico individual income tax returns (Form 482) for high-net-worth family
  • Manage tax filings for Puerto Rico LLCs, including informative returns and partnership filings where applicable.
  • Ensure compliance with Act 60 (formerly Act 20/22) requirements, including annual reports and maintaining the tax exemption decree.
  • Oversee municipal tax requirements, including Patente Municipal (Volume of Business Tax) and CRIM (Property Tax).

2. Accounting & Financial Management

  • Maintain accurate books and records for the LLC in accordance with GAAP or tax-basis accounting.
  • Perform quarterly and year-end closings, providing detailed financial statements.
  • Manage cash flow forecasting and personal financial statements for the individual.
  • Coordinate with external auditors or legal counsel as necessary.

3. Strategic Advisory

  • Provide proactive tax planning to minimize liabilities across PR and Federal jurisdictions (where applicable).
  • Advise on the tax implications of local investments, real estate transactions, and cross-border income.
  • Monitor changes in Puerto Rico Department of the Treasury (Hacienda) regulations and advise on impact.

Required Qualifications & Skills

  • Licensure: Active CPA license in Puerto Rico (Colegio de Contadores Públicos Autorizados de Puerto Rico) is mandatory.
  • Experience: Minimum of 2–4 years of experience in tax accounting, specifically working with HNWIs and Puerto Rico business structures.
  • Regulatory Expertise: Deep fluency in the Puerto Rico Internal Revenue Code and the PR Incentives Code (Act 60).
  • Technical Skills: Proficiency in PR-specific tax software (e.g., Expert Tax, SURI platform) and accounting software (QuickBooks, Xero, or similar).
  • Communication: Bilingual in English and Spanish is required, with the ability to explain complex PR tax laws to stakeholders.
  • Integrity: Absolute discretion and confidentiality regarding personal and business finances.
