The Service Technician I maintains the overall curb appeal and physical condition of the community. This position is a hands-on job requiring the performance of routine maintenance, painting, cleaning and janitorial, and groundskeeping tasks. This position is accountable for identifying problems, cleaning, and janitorial responsibilities, completing routine service requests, performing painting and regular maintenance in vacant apartment homes, maintaining the grounds and common areas in a clean and safe manner, and making routine repairs to maintain the material and aesthetic condition of the community. The Service Technician I works in accordance with operating and safety standards, ensuring requests and repairs are made in a safe, reliable, timely manner. They anticipate and evaluate potential problems. This position strives to maintain the highest level of attention to the operational needs of the community.
Reports to: Service Manager, Sr. Service Manager, and Community Manager. The 'day-to-day' duties of the Service Technician I will be determined daily by the Service manager. Responsibilities will be assigned in accordance with the Technician's skills, experience, career goals, and how the individual best fits the working requirements of the community.

Essential Functions/Responsibilities

  • Maintain the physical condition and appearance of an assigned community in accordance with operating and safety standards
  • Assist in organizing and performing general duties, preventative maintenance, repairs, cleaning and janitorial, and groundskeeping, consistent with Mill Creek Residential operating standards
  • Maintaining the buildings, corridors, stairwells, and breezeways free of trash/dirt/debris/cobwebs
  • Perform maintenance in vacant apartment homes
  • Perform painting in vacant homes
  • Perform service requests in occupied apartment homes
  • Respond to problems with successful routine repairs: plumbing, electrical, carpentry, flooring, hardware & accessories, locks & keys, pool cleaning, and testing, painting, drywall, trash management systems, other trades as needed, and cleaning and janitorial
  • Replacement of light bulbs in common areas and buildings
  • Pressure washing the buildings and parking areas as needed
  • Routinely inspect community grounds and buildings to ensure safety standards and identify maintenance projects
  • Respond to resident requests promptly, delivering excellent customer service
  • Promote safe work practices among on-site team
  • Ensure compliance with all Federal, State, and local laws. Consistently abide by Fair Housing regulations
  • Address and complete all other duties as assigned
  • Embody the Mill Creek mission, values, and brand promise in all that they do

The Service Tech I will perform in accordance with company benchmarks and standards in maintenance, customer service, associate relations, expense control, and all other relevant categories. Specifics may include:

  • Providing Exemplary Customer Service - as measured by survey results, online reputation, and other means
  • Preparing for Community Inspections – safety/cleanliness/compliance
  • Service Request Response and Completion Time
  • Service Request Resolution and Quality Control
  • Make-ready Completion/Turnover Time
  • Move-in Quality (Zero Defects)
  • Expense Control in Maintenance Related Categories

Education and Experience
• High School diploma or equivalent (GED) preferred
• Experience performing maintenance duties helpful
• Multi-Family maintenance experience helpful

Skills/Specialized Knowledge

• Accurately take measurements and perform basic arithmetic
• Safely operate maintenance equipment such as, but not limited to, leaf blowers, pressure washers, hand tools, power tools, transfer aids, snow and ice removal equipment, ladders, landscaping equipment, commercial vacuums, steam cleaners, other carpet and floor cleaning equipment, safety equipment, electric and hand-powered augers and others as needed
• Ability to use general office equipment such as key system programmers and software, app-based software, and personal computer
• Safely use chemicals, paint, and general cleaning supplies
• Frequently and safely operate motorized vehicles such as a golf cart
