Forestar’s vision is to be the nation’s leading residential lot developer. The Company’s strategic relationship with D.R. Horton, the nation’s largest homebuilder, complements Forestar’s vision of creating neighborhoods that enhance the lives of community residents while creating value for shareholders, trade partners and employees.

Forestar Group is currently looking for an Investments & Development Director-FG. The Investments & Development Director is responsible for the acquisition and development oversight of specific markets.

Essential Duties and Responsibilities

Other duties may be assigned.

  • Plans, directs and coordinates acquisition and land development activities for specified markets
  • Builds and maintains an acquisition pipeline for the designated market(s)
  • Negotiates the acquisition of properties with landowners, attorneys or brokers
  • Prepare memoranda and other documentation and analytics for corporate approval for land buys
  • Oversee due diligence on prospective projects to include review of preliminary budgets and schedules; review of site related reports, development orders and plat requirements; review and provide comments on engineering plans, plats, and landscape plans; interface with local government as needed to determine the viability of a project; and review and provide comments on Investment Committee packages
  • Manage, coordinate resources for and meet all entitlement needs for land acquisitions
  • Monitor development phases and entitlement processes post-closing
  • Responsible for coordinating and managing the land development functions for a specific area to ensure timely completion to meet the company’s business plans and objectives
  • Execute community development plans including construction of streets, utilities (wet and dry), amenities, common areas, storm water management facilities and entrances
  • Secures governmental approvals for development and construction with federal state and local jurisdiction officials
  • Responsible for preliminary and final platting of developments
  • Oversite of budgeting and forecasting process and is responsible for execution and financial performance of projects in the designated market
  • Ensure all aspects of the NPDES/SWPPP program for each assigned project comply. Reporting and documentation on all projects under development are current
  • Responsible for Homeowner’s Associations (HOA) meetings for residential land developments and operates the HOA until residents assume control
  • Build and maintain relationships with national, regional and local home builders as well as commercial builders
  • Leads or assists where appropriate, with the negotiations for the sale of residential lots to homebuilders as well as commercial tracts to commercial builders
  • Review project status reports submitted by Development Managers
  • Collaborate with Development Managers on department initiatives for improvement
  • Work with area municipalities and utility contractors
  • Conducts all business in a professional and ethical manner to serve customers and increase the goodwill and profit of the company
Supervisory Responsibilities

Directly managestwo or more employees in the Operations Department. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

Qualifications Required Qualifications
  • Bachelor's degree from a four-year college or university
  • Seven to ten years related experience
  • Must have a valid driver’s license and vehicle
  • Work effectively in high pressure situations
  • Proficiency with MS Office and email
Preferred Qualifications
  • Public speaking/presentation skills are desirable
