Job description

Job Description:
Ryan Companies is hiring a Capital Markets Associate to join the Ryan Investment Group in our downtown Chicago office. The Capital Markets Associate is responsible for supporting the capitalization and disposition of Ryan-owned and developed projects. This role takes a lead on the financial analysis, underwriting, and modeling for transactions, and helps to manage the funding and sale process from inception to final disposition. The Associate will work with capital providers, support cap rate guidance, create best-in-class marketing materials, and collaborate with brokerage teams. This position plays a critical role in bridging the analytical work of the analysts with the strategic and relationship-management functions of the Directors and VPs.
Somethings you can expect to do:
  • Lead the underwriting and financial modeling for development projects, including complex waterfalls and joint venture structuring. Provide valuation and feasibility analysis for all commercial real estate asset types
  • Support Directors and VPs on the capitalization of identified development projects with JV equity (or other equivalent), including working directly with capital providers and taking a primary role in Q&A and due diligence processes
  • Manage the creation and modification of sophisticated financial models in Excel-occasionally taking the lead on the model itself--ensuring accuracy and alignment with the project's strategic "story."
  • Collaborate with the marketing team to produce best-in-class offering materials, taking responsibility for the accuracy of financial information and crafting compelling executive summaries and market underwriting
  • Support Directors and VPs with cap rate guidance by performing market analysis and tracking comparable transactions.
  • Provide guidance and mentorship to Capital Markets Analysts and Senior Analysts, reviewing their models and analysis.
  • Develop a strong working knowledge of Argus and other relevant real estate software.
  • Assist in managing the sale process of Ryan investment properties, including coordinating with brokers and managing the flow of information to potential buyers.
  • Support Asset Management and Portfolio Management on an ad-hoc basis with respect to investment analysis, valuation reviews, and portfolio-level reporting.
  • Occasional overnight travel expected.

To be successful in this role, you must have:
  • Bachelor's degree
  • 4+ years real estate capital markets related experience
  • Proven ability to create and modify sophisticated financial models in Excel, including complex worksheets, workbooks, and partnership structures.
  • Strong proficiency in underwriting and providing valuation and feasibility analysis for any commercial real estate asset.
  • Ability to interpret business terms of loan, sale, and joint venture documents and make recommendations based on that understanding.
  • Ability to craft and articulate the "story of why" for a real estate asset to a broker, buyer, or capital partner.
  • Experience in presenting and explaining the strengths and challenges of real estate projects to internal and external stakeholders.
  • Ability to manage the process of generating high-end investment offerings.
  • Strong working knowledge of Argus is a plus

Compensation:
The salary range is $120,000.00 - 150,000.00 per year. The base rate may vary within the anticipated range based on factors such as the ultimate location of the position and the selected candidate's knowledge, skills, and abilities. Position may be eligible for additional compensation that may include commission and/or incentive program.
