JOB TITLE: Capital Markets Manager
DEPARTMENT: Corporate Services
REPORTS TO: Director of Finance
STATUS: Full-Time, Salaried, Exempt
About the Role
The Capital Markets Manager is responsible for working with leadership to develop and execute the Companyโ€™s capital strategy to support portfolio performance, growth, and long-term value creation. This role oversees debt portfolio management, interest rate risk strategy, refinancing initiatives, and credit facility optimization. The Capital Markets Manager cultivates and manages relationships across a diverse lender network, and provides critical financial insight to support acquisitions, development, and strategic decision-making.
What You Will Do
  • Develop and maintain strong relationships with banks, insurance companies, mortgage brokers, and other lending partners.
  • Support Acquisition amp; Development teams with timely and reliable capital markets intel, and debt placement.
  • Create loan request packages and manage the financing bid process to facilitate timely loan closings.
  • Monitor capital markets trends, lender appetite, and financing conditions to identify opportunities and risks impacting the Company's portfolio and growth strategy.
  • Manage loan due diligence process and lender checklists for acquisition loans, construction financing, and refinances.
  • Negotiate loan documents to conform to the Companyโ€™s risk tolerance and goals for the respective transactions.
  • Lead the management and optimization of the Company's credit facilities to maximize liquidity, flexibility, and capital efficiency.
  • Manage lender concentration risk by maintaining a diversified debt portfolio and balanced lender relationships.
  • Identify and execute refinancing opportunities that align with portfolio strategy, risk tolerance, and property-level business plans to unlock equity for growth initiatives.
  • Partner with the Director of Finance to develop and execute a debt portfolio strategy aligned with company objectives, performance metrics, and growth initiatives.
  • Manage debt portfolio by optimizing debt placement and utilizing financial impact assessments.
  • Monitor loan covenant compliance and proactively identify, communicate, and mitigate potential covenant risks.
  • Prepare and present investment committee loan memoranda, including tenant credit assessments, market and submarket analyses, and evaluation of underwriting assumptions and financial projections.
  • Oversee the Company's interest rate risk management strategy.

  • Demonstrated experience managing complex loan portfolios.
  • Experience working directly with executive leadership, ownership groups, and institutional capital partners.
  • Strong understanding of real estate underwriting, acquisitions, and development finance.

Physical Demands and Work Environment
  • This role primarily operates in a professional office environment and routinely uses standard office equipment.
  • Ability to travel as needed. The position may occasionally require the employee to work outside of the office, visiting properties, or attending meetings with external stakeholders.
  • While performing the duties of this job, the employee is regularly required to remain stationary at a desk for an extended period, to communicate effectively, and to move about the office. Must be able to lift, carry, or push/pull up to (15) pounds.
  • This is a full-time position. Workdays are Monday through Friday. This position may require longer hours and occasional weekend work as job duties demand.
