PTI Security Systems, part of ASSA ABLOY Global Solutions's Self-Storage business area, provides access control and security solutions for self-storage operators. We have a fantastic opportunity for a Business Development Manager. Your Role in Keeping the Future in Safe Hands… Reporting to the Director of Sales, the Business Development Manager is a high-impact, net-new business "hunter" responsible for creating opportunities, developing new customer relationships, and closing profitable business across the U.S. self-storage market. This role will focus primarily on new logos and new revenue across PTI's portfolio, including ProEdge™ and our broader access control, security, SaaS/ACaaS and HaaS solutions. Once a new account is established for ongoing growth, the BDM will partner with the Account Executive team to transition the relationship and return focus to the next opportunity. The role may be based near our Kennesaw, Georgia office or elsewhere in the U.S. for the right candidate and requires travel of up to 75%.

What you will doNew Business Development

Build and continuously expand a high-quality pipeline of net-new opportunities through outbound prospecting, industry networking, events, referrals, channel relationships, and targeted account development. Identify key decision-makers, understand customer business needs, and position PTI solutions with a clear value proposition tied to growth, operating efficiency, security, and return on investment. Own the sales cycle from initial prospecting and discovery through solution development, proposal, pricing, negotiation, and close, with clear accountability for new-business revenue and quota attainment. Develop new relationships with self-storage owners and operators, end users, consultants/specifiers, certified dealers, strategic partners, and other stakeholders across the self-storage ecosystem.

Market & Channel Growth

Develop productive relationships with consultants, specifiers, and channel partners to influence project design, specifications, referrals, and preferred-solution positioning. Identify and cultivate new business-development partners capable of generating meaningful recurring revenue and broader market reach. Bring forward market intelligence on competitors, customer needs, emerging trends, and product opportunities to strengthen go-to-market strategy.

Pipeline, Forecasting & Execution

Maintain disciplined Salesforce execution, including accurate opportunity stages, activity, close probability, value, next steps, and forecast updates. Maintain healthy pipeline coverage and reliable monthly and quarterly forecasting; identify revenue risks early and build action plans to address gaps. Partner effectively with Sales, Product, Marketing, Operations, Technical Support, and the certified channel to deliver a low-friction customer experience. Transition established accounts to the appropriate Account Executive for ongoing cultivation when the account has moved beyond the net-new business stage.

What we expect of youEducation & Experience
  • Seven or more years of progressive B2B sales or business-development experience with a documented record of creating and closing net-new business
  • Demonstrated "hunter" profile: comfortable opening doors, creating demand, prospecting at volume, navigating rejection, and converting new relationships into revenue
  • Experience selling through or alongside distribution, manufacturing, dealer/channel, or partner-based business models; experience with large or complex accounts is strongly preferred
  • Experience in access control, security technology, self-storage, proptech, SaaS/ACaaS, HaaS, or another technical solution-sales environment is preferred
Sales & Professional Capabilities
  • Strong consultative discovery, presentation, demonstration, business-case development, negotiation, and closing skills
  • Executive presence and the ability to build credibility with owners, operators, technical stakeholders, consultants, and channel partners
  • Strong CRM discipline and experience with Salesforce or a comparable platform; proficiency with Microsoft Office and web-presentation tools
  • Self-directed, entrepreneurial, accountable for results, and able to manage a broad territory and multiple priorities with urgency and follow-through
  • Excellent verbal and written communication skills and the ability to travel up to 75% based on business needs
