POSITION SUMMARY:

The Business Intelligence Analyst plays a pivotal role in supporting the leasing and strategic asset management function of First Washington Realty's wholly owned and joint venture portfolios. This role partners directly with the Market Research Analyst and senior leadership to surface data-driven insights, identify value creation opportunities in markets, and assist in the development of property-level business plans. The ideal candidate brings a sharp analytical mind paired with polished communication skills, intellectual curiosity, and the poise to engage confidently with stakeholders at all levels – from internal leadership to external market and industry contacts. This individual will monitor and interpret external market conditions, macroeconomic trends, and retail dynamics to help support the investment and leasing strategy across a grocery-anchored portfolio. The ideal candidate is analytically sharp, intellectually curious, and fluent in modern AI and business intelligence tools. This role is well-suited for an early professional eager to grow within a dynamic real estate investment environment and build a foundation in portfolio strategy and market analytics.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

Portfolio Strategy & Business Planning

  • Support the identification of value-add opportunities across the wholly owned and JV portfolio by conducting market research, competitive analysis, and trade area assessments for grocery-anchored retail assets
  • Monitor market trends, retailer expansion/contraction activity, planning and zoning opportunities and demographic shifts to inform portfolio and leasing strategy
  • Synthesize research findings into clear, actionable insights for senior leadership

Business Plan Support

  • Assist in the preparation and maintenance of property-level business plans, translating market data and analytical findings into coherent, strategy-ready recommendations
  • Help track and update business plan assumptions as market conditions evolve, ensuring alignment with investment objectives
  • Support the development of presentation materials, including portfolio review decks and asset-level strategy summaries

Data Analytics & Reporting

  • Build, maintain, and enhance Power BI dashboards and reporting tools to track portfolio performance, market metrics, and tenant health trends
  • Leverage Microsoft Copilot and AI tools to accelerate research, data synthesis, and content development workflows
  • Assist in the preparation of NOI variance analysis and other performance reporting, helping to identify root causes and relevant market context

Property Performance Support

  • Provide research and analytical support across a range of property performance functions, including tenant credit monitoring, revenue diversification analysis, and redevelopment opportunity evaluation
  • Assist senior leadership with ad hoc projects, data requests, and strategic initiatives as needed
  • Help maintain internal databases related to market data, tenant information, and portfolio metrics and identify early warning signals or opportunities

Stakeholder Engagement and Communication

  • Engage confidently with internal teams members and external contacts (brokers, retailers, market researchers, on site property teams, economic development agencies) to gather intelligence and build market perspective.
  • Present findings and recommendations clearly and concisely to all levels.

QUALIFICATIONS, KNOWLEDGE AND SKILL REQUIRED:

  • Bachelor’s Degree in Business, Business Intelligence, Finance, Economics, Analytics or related field.
  • 1-3 years of experience in data analytics, market research or related field preferred,
  • Strong analytical skills, written and verbal communication and work ethic. Excellent qualitative and quantitative analytical skills are essential.
  • Demonstrated proficiency with AI tools, including Microsoft Copilot, and business intelligence platforms such as Power BI.
  • Excellent collaborator, works well with a team.
  • Strong analytical mindset with excellent qualitative and quantitative skills.
  • Proficiency in Microsoft Excel and Microsoft Office Suite required.
  • Excellent written and verbal communication skills; ability to present findings clearly and concisely.
  • Strong collaborator who works well within a small, high-performing team.
  • Self-starter with intellectual curiosity, strong attention to detail, and the ability to manage multiple priorities.
  • Familiarity with commercial real estate concepts a plus, but not required.

PHYSICAL AND ENVIRONMENTAL REQUIREMENTS:

  • Requires the use of a computer screen for extended periods.
  • Occasional lifting of 15 to 20 lbs.
  • Extended working hours and travel may be necessary.
