Reporting to the Regional Property Manager, heres what youll be doing!

  • Supervise and lead on-site staff to ensure operational goals and daily responsibilities are completed effectively and on time.

  • Oversee rent collections, delinquency management, and eviction processes in compliance with company policies and legal requirements.

  • Manage accounts receivable and payable processes, ensuring accurate and timely financial transactions.

  • Coordinate leasing, marketing, and resident retention initiatives to maximize occupancy and revenue performance.

  • Monitor market trends, competitor pricing, and community positioning to maintain market competitiveness.

  • Review and analyze financial reports, budgets, occupancy trends, delinquency, and operating performance.

  • Identify opportunities to increase revenue, reduce expenses, and improve overall asset performance.

  • Assist in preparing and managing annual operating and capital budgets.

  • Investigate and resolve resident complaints, disturbances, and policy violations in a professional and timely manner.

  • Conduct regular property inspections to ensure community appearance, curb appeal, cleanliness, and safety standards are maintained.

  • Ensure compliance with company policies, Fair Housing regulations, and all applicable federal, state, and local laws.

  • Oversee property maintenance operations in partnership with the Maintenance Supervisor, including safety compliance and preventative maintenance efforts.

  • Manage vendors, contractors, and service providers, including bidding, contract compliance, and project coordination.

  • Coordinate property improvement projects, renovations, and turn activities while maintaining budget expectations.

  • Recruit, train, coach, and develop team members while addressing performance management and employee development needs.

  • Conduct regular team meetings to communicate goals, expectations, and operational updates.

  • Partner with Regional Managers and corporate teams to communicate property performance and operational needs.

  • Maintain accurate property records, reports, leases, and documentation in accordance with company standards.

  • Ensure leasing offices, model units, and community spaces are maintained in a professional and welcoming condition.

  • Perform additional duties and special projects as assigned to support community operations and business objectives.

  • Minimum of three years supervisory experience, preferably in residential properties, rental operations, or related business operations required.

  • Relevant experience running a property, even better at a student/university residential building

  • Bachelors degree in business, a related field, or its equivalent, preferred. In lieu of degree, equivalent experience in residential properties, rental operations, or related business operations is required.

  • Strong interpersonal and communication skills, including the ability to build and maintain quality relationships

  • Experience within a fast paced, target driven environment with strong focus on sales and marketing

  • Be proficient in working with technology and adaptable to online systems.

  • Be proficient in property management softwares such as Entrata, Yardi, Real Page or like systems

  • Carbon Literacy Certification or willingness to undertake training?
