Job description

Job Summary:

The primary responsibility of the Building Engineer is to provide the highest possible level of customer service to tenants by maintaining properties in a manner consistent with Workspace Property Management’s brand and responding to tenant requests in a timely manner. This will help ensure long-term occupancy in company properties.

Role and Responsibilities:
  • Respond to tenant service calls within 1 hour, including emergency calls, as needed, after business hours and demonstrate Workspace Property Trust’s commitment to timely responses with 100% customer satisfaction.
  • Complete service work orders assigned for miscellaneous repairs, including electrical, carpentry, plumbing, lighting, drywall repairs, rug and floor repairs, and repairs to concrete floors and sidewalks.
  • Troubleshoot HVAC calls, adjust thermostats and damper vents (where applicable), add/relocate supply and return air vents, replace thermostats and review work performed by HVAC vendors to ensure equipment preventative maintenance was performed to Company standards and contractual commitments.
  • Strive to understand tenant needs and maintain positive, productive and professional relationships with all tenants, visitors to our properties, and coworkers.
  • Work with Property Management to adhere to the Preventative Maintenance Program and suggest/recommend enhancements to the program.
  • Conduct routine inspections of leased and vacant space to ensure that the appearance and operation of all properties meets company standards. Patrol and pick up litter and debris throughout all properties.
  • Ensure that work assigned to outside vendors is handled in a timely and appropriate manner and within Company standards of excellence.
  • Handle small painting projects. Climb ladders and work on roofs as needed.
  • Maintain, inspect, repair and replace rain gutters and downspouts as needed.
  • Maintain the professional appearance and condition of any assigned company vehicle.
  • Timely completion of monthly expense reports in Concur. Maintain accurate and up to date timecards.
  • Inventory and order maintenance supplies.
  • Required to be available on call for emergencies 24/7 by participating in the on-call rotation as well as work overtime, when needed.
Qualifications and Education Requirements:
  • High school diploma or GED.
  • 3-5 years’ experience in building systems maintenance,
  • Strong background in HVAC, plumbing, carpentry, electrical and energy management systems.
  • Ability to lift ladders, fixtures, equipment, and supplies that might weigh up to 80 pounds, with or without a reasonable accommodation.
  • Valid driver’s license with a driving record that meets Workspace Property Management’s insurance requirements.
  • Excellent customer service and verbal communication skills to both customers and coworkers.
  • Demonstrated commitment to quality service.
  • Self-starter able to work with minimal supervision.
  • Strong problem solver.
  • Ability to work independently, but also function effectively as part of a team.
