Building Director information

What is a building director?

Building Directors are professionals responsible for overseeing the management and operations of a building or facility. Their duties typically include ensuring the safety, maintenance, and functionality of the property, coordinating repairs, managing staff, and enforcing building policies. They may also handle tenant or occupant relations and ensure compliance with local regulations and codes. Building Directors play a crucial role in maintaining the value and efficiency of a property.

What skills and qualifications are needed to be a building director?

To thrive as a Building Director, you need a solid background in facilities management, budgeting, and building operations, often supported by a bachelor's degree in facilities management, engineering, or a related field. Familiarity with maintenance management systems, building automation platforms, and relevant certifications such as the Certified Facility Manager (CFM) are typically required. Leadership, problem-solving, and strong communication skills are critical for overseeing staff, addressing tenant needs, and coordinating with vendors. These skills and qualifications ensure efficient building operations, safety compliance, and high tenant satisfaction.

What are common challenges faced by a building director, and how can they be managed?

Building Directors often face challenges such as balancing budget constraints with the need for timely maintenance, ensuring compliance with safety and regulatory standards, and managing a diverse team of facility staff. Effective communication, strong organizational skills, and proactive planning are key to addressing these issues. Regular training, establishing clear protocols, and fostering strong relationships with vendors and tenants can help Building Directors successfully manage these challenges and maintain smooth building operations.

At Bell, your skills and expertise will help set us apart as we continue to be the leading provider of digital connections and next generation services to businesses and governments.

Summary

Bell's AI Fabric initiative is pioneering a secure, sovereign AI compute network across Canada. This ambitious portfolio features seven large-scale, high-density data centers, anchored by a 500 MW B.C. supercluster and a 300 MW flagship site in Regina, Saskatchewan.

As Director, Site Construction, you will be the senior on-site authority accountable for the physical delivery of these facilities, from groundbreaking through construction, commissioning, and operational handover. This is a build-from-the-ground-up leadership role where you'll turn design intent into safe, on-schedule, on-budget, AI-ready infrastructure-shaping how one of Canada's most ambitious infrastructure programs is built at a formative stage.ย ย

Key Responsibilities
  • Lead all on-site construction activities across assigned data centre builds-from site mobilization and civil/structural works through MEP fit-out, commissioning, and turnover to operations.ย
  • Own construction schedule integrity and cost performance for multi-hundred-million-dollar builds, driving predictability and eliminating surprises through disciplined field execution.ย
  • Manage general contractors, EPC partners, trades, and vendors, holding them accountable to scope, quality, safety, and milestone commitments. ย ย
  • Champion a zero-incident safety culture and ensure full compliance with occupational health & safety regulations, site protocols, and environmental standards. ย ย
  • Ensure construction quality meets mission-critical design standards and partner on integrated commissioning (Cx) to validate power, cooling, and resiliency systems ahead of handover. ย ย
  • Collaborate cross-functionally with engineering, program controls, procurement & asset management, and operations to align field execution with design standards and capacity plans. ย  ย
  • Provide clear, on-the-ground status, risk, and progress reporting to Capital Programs leadership and AI Fabric executives. ย ย
  • Oversee permitting, inspections, and adherence to local building codes and jurisdictional requirements across multiple provinces. ย ย
  • Drive change governance and field-level risk management, escalating and resolving issues before they impact schedule or budget. ย ย
  • Build, mentor, and scale high-performing site construction teams as the national program grows
Critical Qualifications
  • 12+ years leading large-scale construction programs, with recent, direct experience delivering hyperscale or mission-critical data centre builds (100MW+ preferred).ย
  • Proven track record as the senior site leader on complex capital projects-owner-side experience strongly preferred, with credibility to manage GC/EPC contractors.ย
  • Deep familiarity with data centre construction sequencing, MEP integration, and high-density/liquid-cooling environments.ย
  • Strong command of commissioning processes, including LOD design classification and Cx execution. ย
  • Expertise in construction scheduling and cost control tools (e.g., Primavera P6, MS Project) and integrated master scheduling.ย
  • Demonstrated safety leadership on active, complex construction sites.ย
  • Ability to lead multidisciplinary field teams and influence senior engineering, contractor, and executive stakeholders.ย
  • Strong change governance, risk management, and executive reporting capabilities.ย
  • Degree in Construction Management, Civil Engineering, or related discipline; P.Eng., PMP, or Gold Seal certification an asset.ย
  • Willingness to be on-site and travel between Canadian build locations as the portfolio scales.ย

Adequate knowledge of French is required for positions in Quebec.ย
