The Building Operator is responsible for the safe, efficient, and reliable operation and maintenance of all base building systems within a Class AAA commercial office property. This role ensures building systems are operated in accordance with Hines standards, applicable codes and regulations, and industry best practices, while delivering an exceptional tenant experience through responsive, professional service. Responsibilities include, but are not limited to:

Building Operations & Maintenance

  • Operate, monitor, and maintain HVAC, mechanical, electrical, plumbing, life safety, and building automation systems.
  • Perform daily building rounds, record readings, and complete accurate entries in the engineer’s log.
  • Analyze and adjust building systems using the Building Management and Control System (BMCS) to maintain occupant comfort and optimize performance.
  • Execute preventive and demand maintenance activities and document all work through the computerized maintenance management system (CMMS).
  • Conduct scheduled testing of critical equipment, including fire pumps, generators, and life safety systems.
  • Support energy efficiency initiatives by identifying and addressing operational inefficiencies.

Tenant Services & Customer Experience

  • Respond promptly and professionally to tenant service requests, maintenance calls, and emergencies.
  • Communicate effectively with tenants regarding service status and ensure follow-up upon completion.
  • Maintain a strong customer service mindset aligned with Class AAA service expectations.

Repairs & General Maintenance

  • Perform minor mechanical, plumbing, electrical, and facility repairs, including fixtures, pumps, motors, lighting, doors, and valves.
  • Complete routine maintenance tasks such as filter changes and general equipment servicing.
  • Utilize hand and power tools safely and effectively to complete assigned work.

Safety, Compliance & Housekeeping

  • Maintain clean, safe, and organized mechanical rooms and work areas.
  • Perform duties in compliance with Occupational Health & Safety legislation, Hines safety programs, and applicable codes.
  • Use personal protective equipment appropriately and promote a strong safety culture.
  • Escalate unusual events, equipment failures, or safety concerns to the Operations Manager.

Contractors & Vendors

  • Monitor and support the work of contractors and service providers to ensure compliance with site standards and safety requirements.
  • Review water treatment reports, perform hydronic chemical testing, and coordinate corrective actions with vendors as required.

Team & Professional Development

  • Assist other trades and team members as required to support site operations.
  • Participate in ongoing training, including mandatory Hines programs.
  • Develop and maintain a personal development plan (MPACT) to support career progression.

Minimum Requirements include:

  • High School Diploma or equivalent.

  • 3+ years in building operations and maintenance, preferably within a Class AAA commercial office environment.

  • Valid 4th Class Power Engineer / Building Operator Certificate in good standing with ABSA.
  • Trades experience (HVAC, electrical, plumbing) considered an asset.
  • Working knowledge of mechanical and electrical building systems and basic pneumatic controls.
  • Ability to use standard testing and measuring instruments (e.g., multimeters, pressure and temperature gauges, airflow devices).
  • Strong problem-solving skills with the ability to follow established procedures and make sound operational decisions.
  • Proficient written and verbal communication skills.
  • Demonstrated ability to work collaboratively in a team environment.
  • Strong customer service orientation with attention to detail and professionalism.
  • Competent mathematical skills applicable to building operations and system troubleshooting.
  • Work performed in mechanical rooms, pump rooms, parkades, common areas, and occupied office spaces.
  • Shift work required, including participation in an on-call rotation and occasional overtime.
  • Exposure to indoor and outdoor environments, including hot and cold conditions.
  • Physical requirements include lifting up to 50 lbs, use of ladders and elevated work platforms (training provided).
  • Required to carry and operate a mobile device.
