Job description

The Mullings Group has been retained by a national commercial property management company to assist in their search for a skilled and proactive Building Operator to manage the day-to-day operation, maintenance, and management of their commercial property in Calgary, Alberta, with the flexibility to support additional properties on an as-needed basis.


Reporting to the Facilities Manager, Commercial, the Building Operator ensures that HVAC, electrical, mechanical, plumbing, fire protection, security, and related systems, including equipment serving critical tenant data centers, operate safely and efficiently and in compliance with Alberta and federal regulations. You will work directly with vendors, contractors, and service providers, coordinating their activities to ensure projects and repairs are completed safely, on time, and within budget. The schedule will be Monday to Friday, 8:00 AM to 4:00 PM (40 hours per week), with the possibility of weekends or after hours for emergencies.


Responsibilities

  • Operate, troubleshoot, and maintain all building systems including HVAC, mechanical, electrical, plumbing, wastewater, fire protection, and security systems.
  • Perform preventive maintenance on equipment including boilers, air handling units, and water pumps.
  • Inspect and maintain emergency generators and fire suppression systems (wet/dry sprinkler, pre-action, and kitchen systems).
  • Ensure proper execution of all maintenance procedures, preventive maintenance, and operational servicing in accordance with manuals and SOPs.
  • Conduct daily building walkthroughs: once at the start of the shift, before the end, and as necessary/required, proactively identifying deficiencies, safety hazards, and maintenance needs.
  • Check, monitor, and adjust air handling units and other systems via computerized management systems (BAS).
  • Operate and monitor equipment serving critical tenant data centers.
  • Make temperature adjustments and ensure HVAC equipment is operating properly throughout the day via system and physical inspections.
  • Prepare comprehensive daily reports summarizing findings, maintenance activities, and operational updates.
  • Actively respond to calls, messages, and emails in a timely and professional manner; demonstrate initiative in resolving issues.
  • Respond to after-hours calls and emergencies as required; additional hours worked may be taken as time in lieu when possible.
  • Coordinate, oversee, and manage all vendor and contractor activities, including reviewing and signing Job Completion Reports (Job Cards), monitoring assigned tasks/project performance, and addressing deficiencies.
  • Perform roof inspections and safely access elevated equipment; climb ladders and perform other elevated work as needed.
  • Adjust building systems to meet tenant comfort and operational needs.
  • Coordinate facilities-related activities with tenants as applicable.
  • Ensure compliance with all Alberta and federal safety, environmental, and building standards.
  • Maintain relationships with relevant regulatory bodies and assist with compliance reporting.
  • Assist with management of hazardous materials programs, including wastewater and other HAZMAT disposal programs.
  • Assist with the implementation and management of environmental stewardship initiatives for facilities.
  • Support security management protocols, including card access systems, and monitor building security operations.
  • Maintain accurate records of all maintenance activities, inspections, and regulatory compliance.
  • Operate CAFM (Computer-Aided Facilities Management), Yardi, BAS, and Card Access systems for reporting, tracking, and management of building operations.
  • Maintain a high level of professionalism, integrity, and confidentiality in all aspects of the role.


Qualifications

  • Certificate in Building Environmental Systems, SMT, or ABSA Power Engineer 4th/5th Class (or equivalent).
  • Minimum 3 to 5 years of experience in commercial building operations and general maintenance (commercial, retail, or industrial environments).
  • Strong knowledge of HVAC, plumbing, electrical, mechanical, fire alarm, and other related building systems.
  • Hands-on experience in preventive maintenance, troubleshooting, and repair of commercial building equipment.
  • Ability to read and interpret mechanical and electrical blueprints is an asset.
  • ABSA (Alberta Boilers Safety Association) certification for boilers and pressure vessels considered an asset.
  • Experience coordinating, managing, and overseeing vendors and contractors, including reviewing proposals, awarding work, monitoring compliance, and enforcing contracts.
  • Proficiency with CAFM, Yardi, BAS, and Card Access systems is an asset.
  • Knowledge of the Alberta Occupational Health and Safety Act, National Building Code – Alberta Edition, Canadian Electrical Code, and Fire Code.
  • Strong work ethic, customer service focus, and positive “can do” team attitude.
  • Ability to respond calmly and effectively to situations and emergencies.
  • Excellent verbal and written communication skills, with the ability to draft comprehensive reports.
  • Must be able to obtain and maintain Transport Canada security clearance for a RAIC (Restricted Area Identity Card) pass.
  • Valid Alberta Class 5 driver’s license.
  • Ability to manage and maintain private and confidential information with professionalism.
  • Ability to work in all weather conditions, lift and carry up to 50 pounds, stand for long periods, walk, climb ladders, access roofs, and perform elevated and confined space tasks safely.
