OVERVIEW: The Project Manager will lead, supervise, and coordinate all aspects of Building Automation projects, including retrofits, design-build system replacements or additions, and projects based on engineered plans and specifications. This role is crucial for ensuring projects are completed on time, within budget, and to the highest quality standards. The Project Manager will also provide technical support, assist in design and estimation, and work collaboratively with internal and external teams. The systems involved primarily include RTUs, split systems, mini-splits, VAV systems, central plants, and equipment integrations.
RESPONSIBILITIES:
  • Project Planning & Management: Review project proposals to determine project scope, time frames, budget limitations, procedures, staffing requirements, and resource allocation.
  • Resource Coordination: Direct and coordinate the activities of project personnel and subcontractors, such as low-voltage electricians, to ensure project milestones are met.
  • Procurement: Manage the purchasing of all necessary equipment and construction materials for each project.
  • Technical Consultation: Confer with project personnel to provide technical advice and resolve on-site issues.
  • Sales & Estimation Support: Assist the sales team with cost estimates for materials, labor, and equipment for bids and help design and estimate change orders for existing contracts.
  • Reporting & Communication: Monitor project progress and prepare regular reports for management and clients.
  • Documentation & Compliance: Compile O&M manuals and warranty paperwork and ensure all commissioning procedures are completed as specified.
  • Operational Improvement: Collaborate with the operations team to continuously improve efficiency, productivity, and overall profitability through process enhancements.
  • Compliance and Safety: Maintain a strong adherence to company safety goals and culture, ensuring all project activities align with safety standards.

KEY PERFORMANCE INDICATORS (KPIs):
  • Project Profitability: Maintain and report on project profitability at or above defined margin levels.
  • Safety: Ensure a zero-injury safety culture on all project sites.
  • Schedule Adherence: Complete all projects on or ahead of the scheduled deadline.

QUALIFICATIONS:
  • Education and/or Experience: A minimum of 5 years of progressive experience in automation project management is required. A bachelor's degree in a related field is preferred but not mandatory.
  • Required Skills:
    • Prior experience in Building Automation or construction/service-related industry is desired.
    • Fundamental knowledge of building management systems.
    • Demonstrated ability to manage multiple tasks, prioritize effectively, and maintain organization in a dynamic environment.
    • Strong verbal and written communication skills.
    • Proven ability to delegate responsibilities and coordinate team and subcontractor work effectively.
    • Excellent time management skills.
    • Effective computer skills and proficiency in Microsoft Office programs.
    • Strong adherence to company safety goals and culture.
