Position Purpose
The Building Automation Systems (BAS) Engineer applies a high level of knowledge and skill to engineer, design, program, analyze, troubleshoot, optimize, document, and improve campus building automation systems within Dartmouth College facilities. This position is primarily concerned with heating, ventilation, and air conditioning (HVAC) system controls, including integrations to associated systems such as lighting, laboratory air control systems, air quality monitoring systems, AV, window controls, fault detection and diagnostics (FDD) platform, etc. As an integral member of Dartmouth's Energy Management and Integrated Automation teams, this position works to improve campus controls systems performance through controls systems design, modifications and upgrades that seek to optimize HVAC system energy efficiency, stability, speed, durability, and reliability, while meeting required environmental conditions for College facilities and its customers. In addition, this position plays a leading role in assisting Dartmouth's Integrated Automation Program with architecting the evolution of campus controls systems to best position Dartmouth to take advantage of future technologies. This position reports to and works with the Energy Program Manager within the Engineering Department of the Campus Services Division. The position also works daily with the Dartmouth College Integrated Automation, Campus Services Engineering, Campus Services Technology Services, and multiple College Trades shops, in particular the Building Automation System (BAS) and Electrical (EL) shops. This position also works closely with outside controls and electrical contractors.

Required Qualifications - Skills, Knowledge and Abilities
- Six+ years of relevant experience with Building Automation Systems and controls with proven record of successful projects of a complex nature.
- Technical School graduate (or relevant Associates or Bachelor's degree) preferred, or have equivalent education and experience.
- Must have a valid driver's license and be qualified under the terms of Dartmouth College Driver Safety and Motor Vehicle Policy.
Preferred Qualifications
- Is highly proficient with building automation systems (Honeywell, Niagara, and Johnson Controls Metasys) and has strong working knowledge of their communication protocols and networks, controllers and devices, and programming methods. Future building automation systems could include non-proprietary platforms.
- Deep knowledge of and aptitude for building mechanical systems including hydronic, steam, chilled water, air handling systems, and terminal units.
- High competency in programming building automation systems.
- Solid working knowledge of energy management and efficiency techniques for building HVAC systems.
- Ability to follow and understand complex sequences of operation for HVAC and plant equipment and ability to translate sequences into BAS programming logic.
- Ability to troubleshoot, read, write, update, and specify repairs and upgrades for a wide range of automation systems and devices. Current campus automation systems include Johnson Controls Metasys, Honeywell CPO, Honeywell Optimizer, Niagara Supervisor, Trane, Phoenix, Aircuity, Schneider, Lutron, nLight, Digital Lumens, and others.
- Ability to program and configure BACnet, Lon, and Modbus controllers and devices.
- Expert knowledge of BAS system architecture, configurations, and terminology.
- Ability to read and interpret mechanical, electrical, and control design drawings and schematics.
- Proficiency editing and drafting controls drawings in CAD and/or Bluebeam.
- Familiarity with equipment testing and calibration, including using digital and analog manometers, air and water differential pressure sensors, temperature calibration for RTD, thermocouple, and thermistor temperature sensors, humidity sensors, CO2 sensors, and thermography.
- Ability to respond to and provide resolution for fault detection diagnostics (FDD), alarms, and analytics.
- Experience with Skyspark FDD software.
- Experience with pneumatic controls.
- Familiarity with air and water balancing equipment and techniques.
- Ability to work independently under minimal supervision, exercising sound judgment and applying good problem-solving skills while relaying information to all impacted parties.
- Works to efficiently accomplish assignments, including determining means and methods, task planning, parts identification and procurement, required shop collaboration(s), necessary tools and diagnostic devices, coordination with customer and/or project manager for space access and downtime, and safety protocols.
- Ability and willingness to communicate and collaborate with the FO&M engineering team, trades shops, and Technology Services and IT teams.
- Strong written and verbal communication skills.
- Experience with computers and Windows operating systems and programming languages.
- Successfully completes and remains certified and compliant in all safety related course work as required by the College.
- Willingness to work outside of normal work hours if needed to assist shop personnel with responding to campus-wide or building critical emergencies.
- Customer service orientation with a strong commitment to a diverse working environment and to serving the needs of a large and diverse community.

Building Automation System Engineering
- Interprets, modifies, and makes complex programming modifications to campus control systems and devices to improve system energy efficiency and performance.
- Develops and programs complex sequences of operation. Programs sequences provided by the Energy Program Manager, FO&M engineers, and/or outside engineering consultants as applicable.
- Works with the Energy Program Manager, IA Program Manager, Campus Services engineers, BAS shop, and contractors as applicable to commission controls and adjust as necessary to deliver the intended performance.
- Commissions and recommissions HVAC system controls and other automated building systems.
- Assists Energy Management Program as requested. Tasks may include programming sequences of operation, reverse-engineering of existing controls programming, reviewing plans, investigating new technologies, troubleshooting of efficiency issues, actioning recommendations from Automatic Fault Detection and Diagnostics (AFDD) software, and assistance with Measurement and Verification (M&V) efforts associated with energy projects and energy conservation measures.
- Designs HVAC controls systems for BAS upgrade and renewal projects. Provides guidance and documentation for installation by the BAS and Electrical shops and/or outside controls and electrical contractors.
- Programs, integrates, and generates graphics for BAS upgrade and renewal projects.
- Utilizes available documentation such as original design documents, engineered details, sketches, wiring diagrams, O&M and As-Built documentation, etc. to design BAS upgrades and modifications to existing systems. Independently searches for documentation on the Web or through manufacturer's representatives when information is missing or unavailable.
- Specifies and procures materials and equipment.
- Provides budget estimates for controls upgrades and installations.
- Produces As-Built documentation and coordinates storage/archiving of documentation with the BAS shop.
- Track project timelines to complete tasks on schedule and overcome obstacles with the highest regard to quality and customer satisfaction.
- Provides input to Project Managers and Engineers to define BAS-related project tasks, develop project schedules, and define project budgets.
- Provides engineering oversight for Building Automation Systems on new construction, major renovation, and BAS upgrade projects, including design review and construction administration services such as shop drawing review, field inspections, and commissioning.
- Participates in meetings as required, including IA, engineering, BAS Shop, project, and commissioning meetings.
- Works with FO&M Engineering to maintain and update campus Design and Construction Guidelines associated with Building Automation Systems.
- Supports integration of BACnet, Lon, and Modbus controllers and devices and other building control and energy management systems into the BAS. Other systems include: Campus Energy Management System (Noda), Trane, Phoenix, Aircuity, Schneider, lighting control systems (such as Lutron, nLight, and Digital Lumens), automatic fault detection and diagnostic platforms (such as Skyspark), and others.

BAS Operational Support and Troubleshooting
- Provides input and recommendations for BAS system troubleshooting and upgrades.
- Advises BAS shop on required maintenance and repair needs. Generates work orders for maintenance shops as appropriate.
- In a collaborative fashion, provides advice and direction to Dartmouth BAS technicians and vendors/contractors on how to troubleshoot, repair, install, and make programming modifications to controls.
- Utilizes sensors, instrumentation, monitoring systems including data loggers, trended data, and other diagnostic tools to analyze and troubleshoot system malfunctions and performance issues.
- Creates and provides major modifications to BAS graphics as necessary. Supports BAS shop technicians with making minor modifications to BAS graphics and programming.
- Makes programming changes to the control systems and communicates these changes to members of the BAS shop and BAS shop supervisor, engineering staff, contractors and others as required, and assists in tracking and documenting changes made by vendors and other staff.
- Coordinates with BAS shop to maintain records of control system installations, controller locations and configurations, modifications, repairs, calibrations, and tests using spreadsheets, databases, Word documents, drawings, etc. as appropriate.
- Works with and provides direction to technicians engaged in troubleshooting activities including testing and calibration of system components and sensors using tools and equipment such as manometer, psychrometer, thermometer, digital temperature, humidity and CO2 sensors, current sensors, data loggers, and digital multimeter to detect and isolate problems and determine where adjustments are necessary.
