Building Automation Controls Technician
Position Overview
We are seeking a skilled Building Automation Controls Technician to install, program, commission, and maintain building automation systems (BAS) and HVAC controls. The technician will ensure system performance, energy efficiency, and occupant comfort across commercial and industrial facilities by troubleshooting controls hardware and software, performing field calibration, executing commissioning and startup activities, and supporting ongoing maintenance and optimization.
Key Responsibilities

  • Install, wire, and commission building automation systems (BAS), controllers, sensors, actuators, VFDs, and related HVAC control hardware.
  • Program, configure, and troubleshoot Direct Digital Controls (DDC), BACnet (IP/MSTP), Modbus (RTU/TCP) devices, and controller logic using platforms such as Tridium Niagara (AX/N4) and other vendor tools.
  • Perform field diagnostics, electrical troubleshooting, and relay logic verification to resolve control and functional issues on RTUs, AHUs, chillers, boilers, and other mechanical equipment.
  • Execute startup and commissioning procedures, site acceptance testing, testing and balancing (TAB) support, and documentation of results including as-built control schematics and sequences of operation.
  • Implement fault detection & diagnostics (FDD), data logging, trend analysis, and optimization tasks to improve system reliability and energy performance.
  • Integrate and verify communication across networks (Ethernet/IP, RS-485 serial, LonWorks, BACnet) and ensure secure, reliable connectivity to SCADA/HMI systems and enterprise BAS.
  • Calibrate and validate sensors (temperature, humidity, CO2, pressure) and perform analog/digital I/O checks and field calibration routines.
  • Support modification and programming of PLCs and control logic, including PID tuning, relay logic adjustments, and custom control sequences.
  • Provide preventive maintenance, emergency repair, and on-call support as needed; respond to service tickets and coordinate with mechanical trades and facility staff.
  • Produce clear, accurate documentation including service reports, commissioning plans, site drawings, control narratives, and customer training materials.
  • Follow safety policies, site-specific procedures, and industry best practices while using hand and power tools, test equipment, and climbing or confined-space procedures when required.
  • Collaborate with engineers, project managers, and clients to scope work, recommend control strategies, estimate effort, and verify system acceptance criteria.

Qualifications

  • Minimum 3 years hands-on experience as a controls technician focused on HVAC controls and building automation systems (BAS).
  • Demonstrated technician-level competence wiring, installing, and troubleshooting control systems, sensors, and actuators.
  • Working knowledge of Direct Digital Controls (DDC), BACnet (IP/MSTP), Modbus (RTU/TCP), and LonWorks communications.
  • Experience programming or configuring Tridium Niagara (AX/N4), Honeywell building controls, Johnson Controls, Siemens, Automated Logic, Schneider or similar vendor platforms is preferred.
  • Familiarity with PLC programming, relay logic, PID tuning, and VFD integration with building controls.
  • Practical experience commissioning and startup of RTUs, AHUs, chillers, boilers, and performing field calibration and testing and balancing (TAB).
  • Proficient with electrical troubleshooting, control wiring and schematics, analog/digital I/O testing, and RS-485 serial communications.
  • Comfortable performing data logging, trend analysis, and fault detection & diagnostics (FDD) to support optimization and preventive maintenance.
  • Strong problem-solving, communication, and customer-facing skills; ability to read mechanical drawings and control narratives.
  • Valid drivers license and willingness to travel to client sites; ability to lift and carry equipment and work from ladders or lifts.
  • Certifications (nice to have): NICET/commissioning, manufacturer certifications (Tridium/Niagara, Honeywell, Johnson Controls), EPA 608 HVAC certification, or related controls credentials.
  • Nice-to-have technical skills: Pneumatic controls, SCADA/HMI, Ethernet/IP networking, Modbus TCP, RS-485, Rooftop units (RTU), Humidity/pressure sensors, Field calibration, Data acquisition, Relay Logic, Automated Logic, Tridium, Engineer-level support experience, and familiarity with Schneider systems.
