Job Overview: Park Square Homes is seeking a highly motivated and customer-focused New Home Counselor to join our team. The New Home Counselor is responsible for managing the full lifecycle of the homebuying experience, from the initial customer interaction through contract execution and closing. This role requires a consultative sales approach, strong relationship-building skills, and a passion for helping customers achieve their dream of homeownership. The ideal candidate thrives in a fast-paced environment, is goal-oriented, and consistently delivers exceptional service while meeting or exceeding sales objectives.


Key Responsibilities:

Customer Engagement & Sales Experience

  • Promptly greet and engage all prospective customers, ensuring a welcoming and professional first impression that reflects the Park Square Homes brand.
  • Conduct thorough needs assessments to identify each customer's motivations, lifestyle preferences, financial readiness, and long-term homeownership goals.
  • Deliver personalized and consultative sales presentations that effectively communicate the features, benefits, and value of Park Square Homes.
  • Guide customers through model homes, inventory homes, available homesites, and community amenities to support informed decision-making.
  • Educate customers on the homebuilding and purchasing process, including timelines, customization options, financing steps, and closing procedures.
  • Demonstrate strong closing techniques by addressing objections and confidently guiding customers toward purchase decisions.

Lead Management & Follow-Up

  • Collect and document customer and Realtor registration information and ensure accurate and timely entry into the company's CRM and sales systems.
  • Maintain consistent and proactive follow-up with all prospects, referral sources, and Realtors.
  • Build long-term relationships that support repeat and referral business.
  • Manage customer communication throughout the sales cycle to ensure transparency and a positive experience.

Business Development & Prospecting

  • Actively prospect for new customers through networking, community involvement, referrals, and Realtor outreach.
  • Participate in community events, open houses, and marketing initiatives to promote the Park Square Homes brand.
  • Develop and maintain strong relationships with local Realtors, brokers, and industry partners.
  • Leverage self-generated marketing strategies to build and sustain a strong sales pipeline.

Cross-Functional Collaboration

  • Partner closely with internal teams, including Construction, Design, Marketing, Finance, and Operations to deliver a seamless customer experience.
  • Ensure model homes, sales centers, inventory homes, and community standards are consistently maintained.
  • Collaborate to resolve customer concerns and ensure high levels of customer satisfaction.

Market & Product Knowledge

  • Stay informed on market trends, competitive product offerings, pricing strategies, and local economic conditions.
  • Maintain a strong understanding of Park Square Homes' product portfolio, brand positioning, and value proposition.
  • Incorporate market insights into sales strategies and customer presentations.

Compliance, Documentation & Performance

  • Maintain accurate and compliant documentation in accordance with company policies, legal requirements, and real estate regulations.
  • Consistently meet or exceed individual, divisional, and company sales and closing goals.
  • Adhere to all licensing, ethical, and professional standards required within the real estate and homebuilding industry.

Qualifications:

  • Active Florida Real Estate Salesperson or Broker License required.
  • Minimum of 2+ years of experience in new home sales, residential real estate, or a related consultative sales environment preferred.
  • Demonstrated ability to meet or exceed performance and revenue goals.
  • Strong understanding of the residential homebuilding or real estate industry preferred.
  • Flexibility to work weekends and a schedule aligned with customer needs.
  • Bachelor's degree in Business, Marketing, or a related field preferred but not required.
