Schedule: Monday to Friday, 8:00 AM – 5:00 PM (4 days in office, 1 day remote from home, with 1-hour lunch)

Pay Rate: $30.00 – $35.00 per hour

As our Full Charge Bookkeeper, you’ll play an important role in keeping the financial side of our properties accurate, organized, and running smoothly. You’ll take ownership of the accounting cycle for an assigned portfolio of residential and commercial properties, helping ensure that transactions are properly recorded, accounts are reconciled, financial reports are accurate, and owners have the information they need to make sound decisions.

This position goes beyond traditional bookkeeping. You’ll work directly with commercial leases, tenant billings, Common Area Maintenance (CAM) charges, operating expense recoveries, reconciliations, and month-end financial reporting.

Here’s What You’ll Be Doing

As our Full Charge Bookkeeper, you’ll own the accounting cycle for an assigned portfolio, from daily transaction processing through month-end close and financial reporting.

You’ll also:

  • Maintain the full accounting cycle for assigned entities, including transaction entry, reconciliations, journal entries, and month-end close
  • Calculate, bill, and post monthly Common Area Maintenance (CAM) estimates, along with applicable real estate tax and insurance recoveries for commercial tenants
  • Prepare annual CAM reconciliations and true-up statements by comparing actual recoverable operating expenses with tenant estimates and processing resulting billings or credits
  • Review commercial leases to identify recoverable expense categories, pro-rata shares, base years, caps, exclusions, and gross-up provisions
  • Respond to tenant and client questions regarding CAM charges and provide supporting documentation when needed
  • Process accounts payable, obtain required approvals, and issue vendor payments according to established schedules
  • Manage accounts receivable functions, including tenant billing, rent posting, cash application, and late fees
  • Perform monthly bank, credit card, and security deposit reconciliations for assigned entities
  • Record journal entries, accruals, prepaid expenses, and depreciation schedules
  • Prepare monthly and annual owner reporting packages, including balance sheets, income statements, general ledger detail, and budget-to-actual variance reporting
  • Assist with annual operating budgets and the calculation of CAM estimates for the upcoming year
  • Process owner distributions and maintain intercompany and related-party account balances
  • Maintain accurate W-9 and vendor records and assist with year-end 1099 filings
  • Maintain accounting records in AppFolio, including the chart of accounts, vendor and tenant records, and property setup
  • Help ensure accounting practices follow company policies, applicable accounting principles, and client trust account requirements
  • Communicate professionally with clients, tenants, vendors, and colleagues by phone, email, and other business communication channels
  • Research discrepancies, identify the source of errors, and work toward timely and accurate resolutions
  • Take on additional accounting and administrative responsibilities as needed

This is a detail-driven position where accuracy, organization, follow-through, and the ability to manage deadlines are essential every day.

You Have These Qualifications
  • You have at least 4 years of full-charge bookkeeping or accounting experience, including the full accounting cycle through month-end close and financial statement preparation with limited oversight
  • You have at least 2 years of commercial property management accounting experience, including CAM billings and annual CAM reconciliations
  • You have experience reviewing commercial leases and translating lease provisions into tenant billings and expense recoveries
  • You have strong knowledge of account reconciliations, journal entries, accruals, accounts payable, accounts receivable, and financial reporting
  • You are proficient with Excel, including pivot tables and lookup functions
  • You have experience using AppFolio or a comparable property management accounting platform
  • You have strong analytical and problem-solving skills and are comfortable researching discrepancies rather than simply identifying them
  • You are highly organized and able to manage multiple properties, entities, deadlines, and reconciliation cycles while maintaining accuracy
  • You understand the importance of confidentiality and integrity when working with financial information and client funds
  • You communicate clearly and professionally with owners, tenants, vendors, and coworkers
  • You are comfortable working independently while also collaborating with the rest of the team
  • An Associate or Bachelor’s degree in Accounting, Finance, or a related field is preferred, or equivalent professional experience

  • You’re fluent in both English and Spanish and can comfortably communicate with Spanish-speaking tenants and others
  • You have extensive experience with AppFolio and property management accounting
  • You have strong knowledge of commercial lease administration and expense recovery provisions
  • You have experience preparing owner financial reporting packages and annual operating budgets
  • You enjoy working with numbers but also understand the people and properties behind those numbers
  • You’re naturally curious and enjoy figuring out why something doesn’t balance or reconcile
