Job description

Summary:

Facilities Plus is seeking an Engineer for a 160,000 square foot Class A office building in Fairfax, VA.

The Chief Engineer oversees the operation, maintenance, and repair of all building systems, equipment, and controls. This includes ensuring compliance with the maintenance standards outlined of the agreement between Facilities Plus, Inc. and the "Client". The role is integral in maintaining optimal performance and reliability of all mechanical, electrical, and energy management systems. This role has responsibilities and expectations to include demonstrating technical expertise in multiple craft areas (electrical, HVAC, plumbing) and be multi-skilled in all others to direct and assist in the successful repair, maintenance, restoration, and replacement of various building operational components.

Essential Duties and Responsibilities:

Mechanical and Plumbing Systems:

  • Oversee the operation, maintenance, and repair of all boilers, pressure vessels, plumbing, and piping systems (water, gas, steam, sanitation, etc.).
  • Maintain refrigeration and air conditioning systems, including cold storage spaces and their associated equipment.
  • Electrical Systems:
  • Handle maintenance and repair of electrical appliances, motors, generators, circuits, and emergency power systems.
  • Supervise the operation of energy management systems, including both hardware and software components, in conjunction with or absence of third-party energy management contractors.

Fire Protection Systems:

  • Oversee the operation, maintenance, and repair of fire protection systems and their associated equipment.

Supervisory and Administrative Duties:

  • Manage daily practices, systems control, and Engineering Department operations.
  • Supervise Engineering Department.
  • Review MEP-related (Mechanical, Electrical, Plumbing) drawings and supervise contractor work to ensure operations and maintenance standards are met. • Ensure compliance with all safety regulations and practices to protect personnel and property.
  • Requisition and maintain an adequate supply of materials and parts. Management of building and operational records.

Administrative/Technology:

  • Use, monitor, and manage proprietary and open source systems such as BAS, lighting management etc. to monitor, adjust, and control facility services with the assigned iPad/Computer. • Utilization of the work order system.
  • When applicable, maintain regular contact with Facilities Plus management through scheduled and informal meetings, providing updates on facility operations and performance.

Other Duties:

  • Keep all equipment and systems within the department's jurisdiction in a functioning, clean, and orderly condition.
  • Ensure mechanical equipment and their surroundings (engine room, boiler room, or shop) are maintained in a painted and commendable condition.
  • Perform other related duties as assigned by the "Client" or Facilities Plus management.

Licensure:

  • Must hold a BOMA/BOMI or IFMA Facilities Certification.
  • Additional certifications/licensures are preferred. (i.e. Electrical, Plumbing, HVAC etc.).

Education:

  • High School Diploma or GED required. Equivalent international certifications are acceptable.

Experience:

  • A minimum of 5 years of experience as a Building Engineer, with demonstrated proficiency in managing all relevant systems and equipment. Previous supervisory or management experience is preferred.

Communication Skills:

  • Must be able to communicate ideas clearly and effectively in both written and oral forms. Strong interpersonal skills are required to deliver excellent customer service and work collaboratively with team members, management, and clients. Proficiency in MS Word, Excel, and proprietary pc-related systems is essential.

Organizational, Reasoning and Project Management Skills:

  • Strong organizational and analytical skills are essential. The candidate must be able to prioritize tasks effectively, solve problems, and coordinate complex projects to ensure smooth operations.
  • Must have the ability to solve practical problems and handle a variety of situations. The role requires the ability to understand and execute written, oral, or diagram-based instructions and deal with customers in a professional and courteous manner.

Physical Demands:

  • The employee must be capable of frequently lifting or moving objects weighing up to 50 pounds, with occasional lifting or moving of objects up to 75 pounds. Physical duties include regular walking, standing for prolonged periods, climbing, balancing, stooping, kneeling, or crawling to perform inspections or required tasks.

Work Environment:

  • While performing job duties, the employee may occasionally work in enclosed or high, precarious places and may be exposed to paint fumes, or airborne particles. Appropriate safety measures and personal protective equipment (PPE) as applicable will be utilized.
