Live-in Superintendent Position - Manhattan Cooperative Building
Superintendent Position - Manhattan Cooperative Building
Live-In | 32BJ Union | 1-Bedroom Apartment Included
Total Management NYC LLC is seeking a full-time, live-in superintendent for a 60-unit prewar elevator cooperative building located in Manhattan. This position is covered under the 32BJ SEIU Residential Agreement and includes a 1-bedroom apartment, full union benefits, and a six-month probationary period.
Schedule
  • Full-time position with two non-consecutive days off per week
  • Must be available to work one weekend day (Saturday or Sunday)
  • Must be able to respond to emergencies at any time, 24/7

Housing
  • A renovated 1-bedroom apartment is provided on-site as part of the compensation package
  • Apartment occupancy begins after the successful completion of a six-month probationary period
  • During the probation period, performance will be closely reviewed.

Compensation & Benefits
  • Hourly Rate: $33 - $35 hourly, in accordance with the 32BJ SEIU Manhattan Residential Agreement
  • Overtime pay per union rules

Responsibilities
• Conduct daily building walkthroughs, including inspection of mechanical rooms, compactor areas, and the rooftop
• Operate and maintain all essential building systems, including boiler, elevator, and standpipe/sprinklers
• Perform routine repairs: plumbing, electrical, painting, and basic carpentry
• Manage garbage and recycling according to NYC sanitation guidelines
• Maintain clean and orderly common areas inside and outside the building
• Coordinate and oversee vendors, contractors, and service providers
• Respond to building emergencies and urgent maintenance issues 24/7
• Maintain compliance with all HPD, DOB, and FDNY regulations and posting requirements
• Keep digital records of work orders, logs, and building certificates
Qualifications
• Minimum 3 years of experience as a superintendent
• Familiarity with FDNY Certificates of Fitness or willingness to obtain:
• F-01 (Fire Guard), P-99 (Low-Pressure Boiler), S-12 (Sprinkler), S-13 (Standpipe)
• Ability to work independently and manage multiple priorities
• Strong communication skills and basic proficiency with smartphones/email
