Job description

32BJ Commercial Building Superintendent

Include, but are not limited to:

  • Inspect common corridor and restrooms for any deficiencies, create repair and cleaning directives for the staff and assign to proper employee for execution.
  • Inspect all motor rooms and pump rooms for proper operations.
  • Check sidewalk and store fronts for any damages or painting related issues.
  • Check boiler room for any leaks and boiler operations.
  • Check basement for any leaks.
  • Assist building Manager with construction projects inclusive of weekly meeting attendance and bidding of any Building related work.
  • Meet with tenants for any issues that may occur and resolve accordingly inclusive of responding to email requests
  • Monitor and dispatch to available handymen via radio Workspeed requests as communicated by BMO.
  • Respond to any building related questions on leasing tours and provide lease work letter support
  • Operate Building Management System (BMS) and track mechanical equipment to determine any anomalies with systems that require immediate attention and correction.
  • Operate boilers during winter months for heat.
  • Operate Cooling tower for cooling year round.
  • Order all supplies and equipment necessary for janitorial and building operations.
  • Have meetings with contractors for building related work.
  • Address any emergency and/or repairs, as needed and dispatch staff accordingly. Must be reachable afterhours to coordinate as necessary.
  • Must be available for preventative maintenance shutdowns on off hours as necessary.
  • Assist with any Management related meetings and town hall events.
  • Operate freight elevator when needed.
  • Make any repairs related to building systems, as needed.
  • Assist with lobby carpets.
  • Assist with snow removal.
  • Set up annual safety training for staff.
  • Whenever necessary, assist with installation and/or removal of lobby walk off mats and wet floors signs, snow removal, emergency response or special events at the direction of Superintendent and/or Building Management.
