Beztak is looking to hire a Director of Residential Engineering to join our team. The Director of Engineering is responsible for providing strategic leadership and oversight of all maintenance, engineering, building systems, and grounds operations within a luxury senior living community. This role ensures the community is safe, well-maintained, aesthetically exceptional, and operating efficiently while delivering a five-star living experience for residents. The Director of Engineering leads the maintenance team, oversees preventive maintenance programs, manages capital improvement projects, ensures regulatory compliance, and collaborates with community leadership to uphold the highest standards of service, safety, and resident satisfaction.
ESSENTIAL FUNCTIONS:
  • Oversees the coordination of building space allocation and layout, communication services, and facility expansion
  • Develops and manages engineering budgets and schedules facility modifications, including cost estimates
  • Inspects construction and installation progress.
  • Provide strategic leadership for capital improvement planning, asset preservation, vendor management, service contracts and long-term preventative maintenance planning.
  • Responsible for the hiring of team members and providing continuous learning and development of their team.
  • Motivates and holds the team accountable for delivering excellent customer service and timely, high-quality repairs.
  • Oversees building systems including HVAC, chillers, boilers, building automation systems (BAS), electrical distribution, generators, fire/life safety systems, and other central plant infrastructure.
  • Performs various duties such as building repairs, snow removal, housekeeping or groundskeeping to provide residents with a clean and well-maintained living environment
  • Leads emergency repairs and response efforts as may be required to prevent damage or deterioration.
  • Ensuring compliance with life safety and regulatory requirements
  • Documents replacement of appliances, carpet, vinyl, water heaters, condensers, etc., in all units. Also tracks systems repairs, apartment painting (full paint or touch-up), refrigerator coil cleaning, and other major repairs
  • Operating a company vehicle or personal vehicle (as required) to perform job duties. Candidates must be willing and able to drive for work-related purposes as needed.
  • Working in a high-pressure environment, interacting with difficult customers/vendors, handling urgent matters, resolving conflicts, having effective interpersonal skills.

QUALIFICATIONS AND EDUCATION:
  • High school diploma or related Vocational Training and/or equivalent work experience
  • Technical training in HVAC-R/Electrical/Plumbing. EPA certification preferred
  • 5-7 years supervisory experience
  • Experience working in an upscale hospitality setting such as luxury hotels, resorts, universities or other complex campus facilities
  • Previous experience as a Director of Engineering, Chief Engineer, Facilities Director or other similar role.

PHYSICAL DEMANDS
This position requires frequent standing and walking with occasionally climbing stairs, bending over, or reaching overhead. Pulling, lifting, or carrying up to 50 pounds.
WORK ENVIRONMENT
  • Work is regularly performed in a combination of office and shop environments and is regularly exposed to dust, odors, oil, fumes and noise
  • Work is performed in both indoor and outdoor environments, including occupied and unoccupied apartment units, maintenance shops, and common areas.
  • Exposure to varying weather conditions such as heat, cold, rain, and snow is common. May occasionally be exposed to extreme conditions, including high heat, humidity, freezing temperatures, and heavy rain while performing outdoor tasks.
  • Exposure to dust, dirt, pollen, debris, cleaning agents, paint fumes, construction or repair-related odors and other airborne particles.
  • Occasional exposure to grounds maintenance chemicals such as fertilizers, herbicides, pesticides, and ice melt.
  • Exposure to moderate to loud noise levels from tools, machinery, and equipment.
  • May involve working in confined spaces, heights, and areas with limited ventilation.
  • Use of personal protective equipment (PPE) such as gloves, goggles, masks, and hearing protection may be required.
  • You will also periodically be confined to a vehicle.
