Job Summary:

The BMS/Security Commissioning Technician is a full-time, field-based position responsible for ensuring that all critical control systems, automation software, and physical security frameworks are integrated, tested, and fully operational before the facility goes live. You will lead the QA/QC and commissioning process (Levels 1 through 5) for complex, large-scale data center environments as related to the Building Management System (BMS) and Access Control in accordance with project requirements and operational readiness standards. Working as an embedded member of the contractor's commissioning team, the BMS/Security Commissioning Technician supports the Data Center Commissioning Technician and the GC Site Commissioning Lead while representing EMA's commitment to quality, safety, and technical excellence on-site. Experience with Autodesk Forma (previously Autodesk Construction Cloud - ACC is preferred to support project documentation and coordination. This position requires full-time, on-site commitment with a minimum of two-year project engagement and the potential for an extended assignment based on project needs and performance.


Responsibilities:

Job responsibilities include:

  • Verifying proper installation of wiring for access control during rough-in phase.
  • System Validation: Lead the commissioning (Level 1-5) of automated control systems, including BMS (HVAC, chillers, CRAHs) and EPMS (power meters, breakers, generators, UPS tracking)..
  • Security Integration: Test, validate, and commission physical security infrastructure, including IP CCTV networks, biometric access control systems, intrusion detection, and visitor management systems.
  • Testing & Documentation: Author and execute detailed Commissioning Test Procedures / Functional Performance Tests (FPTs), and Integrated Systems Tests (IST).
  • Vendor & Site Management: Coordinate closely with general contractors, MEP sub-contractors, security vendors, and client engineering teams to resolve deficiencies and punch-list items.
  • Compliance & Safety: Ensure all systems adhere to strict data center compliance standards, engineering specifications, and safety protocols.


Work Environment & Assignment Details:

  • Full-time, field-based role — project site(s) in Stillwater Oklahoma.
  • Standard construction site conditions; PPE and site safety compliance required.
  • Schedule flexibility required; potential for extended hours during critical testing phases and system energizations.
  • Experience: 2+ years of direct commissioning or field experience in critical facilities (Data Centers, Pharma, or Cleanrooms preferred).
  • BMS/EPMS Expertise: Deep technical knowledge of control systems (e.g., Schneider Electric EcoStruxure, Automated Logic, Honeywell, Siemens, or Johnson Controls).
  • Security Systems Knowledge: Proven experience with enterprise-level access control and video management platforms (e.g., Software House C•CURE, LenelS2, Genetec, or Avigilon).
  • Network & Protocols: Solid understanding of industry protocols like BACnet, Modbus, TCP/IP, and LonWorks.
  • Problem Solver: Exceptional troubleshooting skills with the ability to diagnose complex sequence-of-operations issues under tight project deadlines.


Preferred Vendor-Specific Certifications (or as GC Site Cx may require):

  • Schneider Electric: EcoStruxure Building Operation certification.
  • Siemens: Desigo CC and APOGEE technical certifications.
  • Automated Logic (ALC) / Carrier: WebCTRL certified programming and commissioning tracks.
  • Tridium / Honeywell: Niagara 4 Framework Certified Professional (TCP).
  • PSP (Physical Security Professional) via ASIS International: Demonstrates competency in conducting security task analyses, designing physical access control systems (although this position will have no design authority), and managing the integration of CCTV and security hardware.
  • CDCP / CDCS (Certified Data Centre Professional / Specialist) via EPI / GAQM. Covers foundational data center infrastructure criteria including cooling, power, BMS integration, and physical security parameters.

Education:

High school diploma or equivalent required. An associate's degree, technical certification, military technical training, or coursework in engineering, construction management, facilities operations, building systems, or a related field is preferred. Relevant industry experience may be substituted for formal education.


Experience:

  • Two to five years of experience in commissioning, mission-critical facilities, data center infrastructure, MEP construction, facility operations, controls integration, or a related technical field preferred.
  • Working knowledge of electrical distribution systems, standby generation, UPS systems, switchgear, HVAC systems, chilled water systems, building automation systems (BAS), or similar building systems preferred.
  • Experience supporting commissioning activities through Level 2 (L2), including equipment inspections, startup verification, pre-functional checklists, functional testing, deficiency tracking, and commissioning documentation preferred.
