The successful candidate will have outstanding supervisory, troubleshooting, diagnostic, maintenance, and repair skills and will be committed to working with others to deliver best in class, unparalleled excellence in customer service and satisfaction.


You will direct a workforce of technicians and professionals engaged in a variety of activities in the management of a pharmaceutical facility and ensures established company goals are realized while maintaining client relations that will enhance future business.


The work schedule for this role is Monday-Friday, 7:00 am to 3:30 pm, however, various hours may be required based on business demand.

The Maintenance Supervisor - Utilities, HVAC & Controls
is responsible for the operational stewardship of the following campus systems and assets, either directly or through the assigned departmental leads:
Central and distributed air-handling units, rooftop units, make-up air units, exhaust fans, fume-hood exhaust systems, and laboratory ventilation.
Heating systems including hot-water boilers, steam-to-hot-water converters, heating coils, terminal units, VAV boxes, reheat, and perimeter radiation.
Humidity control, heat recovery, energy recovery wheels or run-around loops, and outdoor-air management.
Space pressurization strategies for laboratories, classified spaces, and corridors.
Filtration, including prefilters, final filters, and HEPA or ULPA where installed; filter integrity support in coordination with Quality and Validation.
Large-capacity water-cooled centrifugal, screw, or magnetic-bearing chillers and associated primary/secondary or variable-primary chilled-water distribution.
Cooling towers, condenser-water systems, water treatment interfaces, strainers, and associated pumps and VFDs.
N+1 or N+2 redundancy strategies, automatic and manual plant sequencing, lag/lead rotation, and emergency changeover.
Process chilled water versus comfort chilled water loops, if separately piped.
Chilled-water thermal storage, free-cooling / waterside economizer, and plant optimization, if present.
Refrigerant management, leak detection, EPA Section 608 compliance, and recovery practices.
Steam generation and distribution, condensate return, traps, PRVs, and associated safety devices.
Domestic and process water, industrial water, cooling-tower makeup, and backflow prevention.
Pumps, motors, VFDs, heat exchangers, expansion tanks, chemical-treatment skids, and associated instrumentation.
Emergency generators and UPS interfaces only to the extent they support HVAC/utility continuity, in coordination with electrical operations.
Utility metering, submetering, and data used for energy and capacity planning.
Campus BMS/BAS and associated field controllers.
Graphics, alarm management, point-to-point integrity, trending, historian data, and operator workstation standards.
Provide direct supervision to the HVAC lead, Chiller Plant lead, Utilities Maintenance lead, and BMS lead, and through them to the technicians, operators, and specialists in each group.
Establish shift coverage, on-call rotations, overtime plans, and surge staffing for planned outages, seasonal peaks, and emergency events.
Set daily and weekly priorities that balance preventive maintenance, corrective work, projects, and research-driven requests.
Hire, onboard, coach, evaluate, and, when necessary, discipline personnel in accordance with company policy and applicable labor agreements.
Build cross-training so that no single person is the sole source of knowledge for a critical plant or control sequence.
Hold toolbox talks and pre-job briefs covering LOTO, confined space, hot work, elevated work, refrigerant handling, and chemical hazards.
Own day-to-day operating posture of the central chiller plant, including load following, equipment rotation, condenser- and chilled-water temperatures, approach temperatures, and tower performance.
Ensure HVAC systems serving laboratories and controlled environments maintain specified temperature, humidity, air-change, and differential-pressure ranges.
Direct response to environmental excursions, plant trips, loss of redundancy, and utility interruptions; restore service and support quality impact assessments.
Coordinate seasonal changeover, winterization, and peak-load readiness reviews well ahead of weather and occupancy changes.
Own the preventive, predictive, and reliability-centered maintenance program for assigned assets in the site CMMS (Maximo)
Drive completion of PMs on time; investigate chronic backlog and repeat failures; initiate root-cause analysis for significant events.
Specify and oversee vibration analysis, oil analysis, infrared thermography, ultrasonic leak detection, tube inspections, and other PdM methods.
Manage spare-parts strategy for long-lead chiller, tower, AHU, and controls components, including critical-spares min/max levels.
Ensure the BMS is maintained as an operational tool and, where applicable, as a GxP-relevant data source: accurate graphics, validated alarm paths, and reliable historian data.
Establish alarm philosophy: prioritization, deadbands, delay timers, notification paths, and after-hours escalation so operators can act rather than drown in nuisance alarms.
Review trends after excursions and after significant sequence or setpoint changes; document findings.
Operate assigned systems in a manner consistent with cGMP expectations for facilities supporting pharmaceutical R&D, including good documentation practices (GDP).
Ensure refrigerant, pressure-vessel, boiler, backflow, and water-treatment records meet EPA, ASME, and local jurisdictional requirements.
Investigate deviations, environmental monitoring failures, and utility-related quality events; write or contribute to CAPAs that address system and human factors.
Enforce OSHA and site EHS requirements: LOTO, confined space, fall protection, electrical safety awareness, hearing conservation, and chemical handling.
Maintain emergency operating procedures for loss of chilled water, loss of heating, loss of exhaust, smoke event affecting HVAC, refrigerant leak, and flooding of mechanical spaces.
Serve as a primary facilities responder or incident commander-support for utility and HVAC emergencies
Lead after-action reviews following major outages and incorporate lessons into procedures and training.

Minimum Requirement
High school diploma or demonstrated equivalent.
Ability to produce an appropriate driver's license issued by the State Department of Motor Vehicles.

Six (6) or more years of hands-on experience in HVAC, central chilled-water plants, and mechanical utilities, including at least three (3) years in a supervisory, lead, or chief-operator capacity.
Experience with enterprise BMS/BAS platforms, including alarm management, trending, and sequence-of-operations
Experience in a pharmaceutical, biotech, hospital, semiconductor, data-center, or other mission-critical / regulated environment strongly preferred.
Technical knowledge of industrial electrical and mechanical systems with the ability to prioritize, assign, track, and trend equipment history.
Ability to pass a medical evaluation for respirator use and be able to successfully complete a fit test for several types of respirators.
Must be a United States citizen or permanent resident.

Preferred Qualifications
Bachelor's degree or equivalent trade school credentials.
Experience working in a GMP or similar regulated environment.
