Summary
The BMS Service Project Manager leads day-to-day service operations and service-related project execution for building automation systems in data centers and other mission-critical environments. This role manages a team of BMS Service Technicians who diagnose, troubleshoot, repair, commission, and optimize control systems across customer sites.

The position is responsible for coordinating technician deployment, supporting escalated technical issues, ensuring service work is completed safely and efficiently, and maintaining accurate tracking of service project progress. The role provides field leadership and technical support while partnering with the Construction Manager, BMS Service, on project planning, customer communication, and operational priorities. This role requires 50%+ overnight travel across the country for service repair projects.

    90% first-time resolution rate on assigned service projects and escalated service calls 
    97% quality acceptance rate with minimal callbacks or rework 
   100% of service documentation and reporting submitted accurately and on time 
   Monthly labor forecast accuracy within +/- 5% 
   Demonstrates accountability, technical leadership, and sound judgment during service events and system outages
Responsibilities
Service Operations & Execution:

   Lead daily activities of BMS Service Technicians across assigned service projects and customer sites
   Coordinate technician scheduling, dispatch, and resource allocation to support service commitments
   Monitor service progress and ensure work is completed safely, efficiently, and in accordance with company standards
   Support execution of service projects, repairs, commissioning activities, system upgrades, and corrective actions
   Track project milestones, labor utilization, and service completion status
   Escalate resource constraints, schedule risks, and customer-impacting issues to the Construction Manager
 
Technical Leadership:

   Serve as the primary technical escalation point for technicians on complex controls issues
   Support or perform advanced troubleshooting of BMS hardware, software, controllers, integrations, and networks when required
   Review root-cause analysis and corrective actions for recurring system issues
   Validate commissioning activities, programming changes, and system modifications
   Ensure service documentation and technical records are completed accurately and consistently
   Promote troubleshooting best practices and continuous technical development across the team
 
Project & Administrative Coordination:

   Maintain service schedules, work-order status, documentation, and project reporting
   Support forecasting, labor planning, and budget tracking for assigned service work
   Identify potential change-order opportunities and communicate them to management
   Coordinate equipment, materials, subcontractors, and internal resources needed to complete service activities
   Ensure all service records, reports, and closeout documentation are submitted accurately and on time
 
Customer Communication & Team Leadership:
   Coordinate service updates, outage communications, and project status information with customers and internal stakeholders
   Partner with the Construction Manager on escalated customer concerns and service recovery efforts
   Ensure customers receive timely communication regarding service progress and issue resolution
   Coach, develop, and support BMS Service Technicians through field leadership, training, and mentorship
   Reinforce quality, safety, and documentation standards across all service activities
Minimum Qualifications
   4-7 years of BMS, BAS, HVAC controls, or building automation experience 
   1-3 years leading technicians, crews, or field service operations 
   Experience creating and upholding Method of Procedures (MOPs) to manage projects.
   Experience coordinating service projects, work orders, schedules, and field resources 
   Advanced troubleshooting capability across controls systems, networks, and integrations 
   Experience working in data centers, mission-critical facilities, healthcare, or similar environments
Working Conditions/Physical Requirements
  • Work environment: Hybrid role across office and field environments supporting active construction and retrofit projects
