Up Campus Management is hiring a New Development Leasing & Marketing Manager to lead leasing performance, marketing execution, and brand presence for Blume on Ivy, a brand-new, purpose-built student housing community in Charlottesville, Virginia.


This role is responsible for driving occupancy and revenue outcomes while ensuring leasing, marketing, and brand initiatives are executed consistently and at a high level throughout pre-leasing, active lease-up, and stabilization. The Leasing & Marketing Manager plays a pivotal onsite role, balancing strategic planning with hands-on sales execution and team leadership.


This position is ideal for someone who thrives in new development environments, understands student decision-making, and can lead leasing teams while remaining deeply involved in tours, follow-up, and closing activity.


ABOUT THE ROLE


Under the general supervision of the Associate Director of Sales & Marketing, the New Development Leasing & Marketing Manager leads onsite sales and marketing initiatives and ensures alignment with the property business plan and Up Campus brand standards.


This role partners closely with the Community Manager, corporate teams, and campus partners to deliver a strong prospect and resident experience while achieving leasing velocity and occupancy goals.


WHAT YOU’LL BE RESPONSIBLE FOR


Lease-Up Strategy, Sales & Occupancy Performance

  • Achieve property leasing and occupancy goals throughout pre-leasing, lease-up, and stabilization
  • Personally conduct tours and close qualified prospects through phone, text, email, and in-person follow-up
  • Train and coach leasing staff on Up Campus sales standards, touring practices, and fair housing compliance
  • Lead daily, weekly, and monthly leasing strategy meetings using performance data and team feedback
  • Monitor direct and indirect competitors through regular market surveys
  • Manage leasing goals, concessions, and unit pre-placements using the Leasing Tracker
  • Maintain a clean, accurate Entrata dashboard for leads, applications, and pending leases

Leasing Team Leadership

  • Lead, train, schedule, and mentor interns, leasing professionals, and brand ambassadors
  • Set clear expectations for performance, accountability, and professionalism
  • Coach team members toward improved performance and career development
  • Partner with the Community Manager and corporate teams to support smooth move-in execution

Marketing, Brand & Campus Presence

  • Plan and execute go-to-market and ongoing lease-up marketing strategies aligned with brand standards
  • Develop and manage the annual marketing plan and budget, adjusting as needed during the leasing cycle
  • Coordinate and maintain a presence at key campus and community marketing events
  • Build partnerships with student organizations, Greek life, academic groups, and local businesses
  • Establish and maintain a strong social media presence with engaging, organic content
  • Maintain positive relationships within the university community to drive word-of-mouth awareness

Reporting & Administrative Oversight

  • Complete required leasing and marketing reports accurately and on time
  • Maintain integrity of records through regular audits and system checks
  • Manage marketing and leasing budgets in coordination with corporate leadership
  • Deliver weekly, monthly, and quarterly reporting on traffic, leads, leases, and conversion performance
Requirements:

WHAT WE’RE LOOKING FOR

  • Bachelor’s degree or comparable student housing experience
  • At least one year of new development lease-up experience or one full lease-up season at a 600+ bed property
  • Experience leading or managing leasing teams, interns, or brand ambassadors
  • Strong working knowledge of Entrata or similar property management systems
  • Social media and digital marketing experience
  • Experience operating stabilized student housing communities
  • Strong connections within the local student market, including student, academic, Greek, and local business communities
  • Proficiency with standard office technology and systems
