Job description

LF Driscoll, part of the STOย Building Group, isย looking for an experiencedย Senior Electricalย Project Manager to support ourย data centerย projects. Theย Senior Electricalย Project Managerย isย responsible forย overall management and success of high-end, renovations and construction projects: quality, clientย satisfactionย and profitability goals.

Essential Functionsย 

Responsible for the overall management and success of multiple construction projects as measured by the attainment of quality, clientย satisfactionย and profitability goals. Manages all staff assigned to the project. Creates andย maintainsย strong working relationships with the project owner, owner'sย tenantsย and all professional groups involved in the project. Provide oversight for theย accurateย andย timelyย completion of all paperwork and other administrative aspectsย requiredย for strong project management execution.ย 

Specific Duties & Responsibilitiesย 

  • Monitors all project activity including schedules,ย spendingย and related items to ensureย timelyย and quality completion of assigned construction projects.ย Notifies Directorย of Operations of anyย situationsย that would have a significant impact on the completion date,ย costย or quality.ย 
  • Prepares,ย completesย or reviews all project reports to ensure accuracy. Provides project statusย report, financialย reportsย and project schedulesย in accordance withย company guidelines on timeliness and completeness of information.ย 
  • Facilitates weekly project status meeting with owner,ย ownersย rep, vendors,ย subcontractorsย and others connected with the project. Prepares and distributes meeting minutesย indicatingย agreements reached, task assignments and related information.ย 
  • Conduct internal staff meetings to disseminate appropriateย companyย and project information. Ensures that all staffย isย informed of needed information, policies and expectationsย regardingย safety and related regulations.ย 
  • Perform final review ofย construction onย projects to include review of bid documents, review of bid procedures, review of vendor and subcontractor qualifications, review of final estimates, labor and material takeoffs and related information.ย 
  • Notify subcontractors of bid approval and awardย jobs to same. Notify unsuccessful subcontractors and provideย appropriate reasoningย as needed. Procure all materials for the projectย in accordance withย established procurement policies and procedures.ย 
  • Review subcontractor and vendor invoices throughout the lifecycle of the project andย approve forย payment or negotiateย appropriate changesย with subcontractor.ย 
  • Follow up with the client as needed to ensureย timelyย payment of fees and other payments to STI. Provideย timelyย andย accurateย information to accounting to ensure proper invoice preparationย toย client.ย 
  • Prepare andย submitย change orders for approval of client and Director of Operations. Prepare andย submitย invoices to accounting for final billing. Ensure subcontractors are notified of all change order documentation.ย 
  • Prepare allย projectย close out documentation including submittal of all warranty information,ย affidavits, record drawings, final retainage payments,ย releasesย and accounting related documents. Ensure final payments are received fromย clientย andย appropriate invoicesย are paid to subcontractors.ย 
  • Establish andย maintainย effective working relationships withย architect,ย engineersย and other vendors along withย client, building representatives, subcontractors and others who are on the project team.


Qualificationsย 

  • Bachelor's in Construction-related degree or equivalent work experience is preferredย 
  • 10-15 years of project management experience
  • Heavy electrical background preferred
  • Coming from sub-contractor world is okay / acceptable
  • Well-developed communications, decision making, financial analysis, interpersonal,ย organizationalย andย team workย skills areย required.ย 
  • Strong ability to build andย maintainย excellent working relationships with clients and architects isย required.ย
