About the Role

LendingOne is one of the country's largest direct real estate lenders and we're building the marketing infrastructure to match. We're looking for a lifecycle marketer who's done this before, knows what good looks like, and wants ownership over something that actually matters.

This isn't a role where you'll inherit a finished program and maintain it. You'll nurture architecture across two distinct business lines (our core lending business (DSCR & bridge) and our Partnerships group) and have real input on strategy, segmentation logic, and how we think about the funnel.

What You'll Own

  • End-to-end lifecycle programs: from audience definition and enrollment logic to copy, sequencing, and performance reporting
  • Segmentation strategy across a complex, multi-persona database: investors at different stages, loan types, deal sizes, and engagement levels
  • Dedicated nurture flows for the Partnerships group, including co-branded sequences and partner-specific audience builds
  • Campaign architecture in HubSpot: workflows, smart lists, suppression logic, naming conventions, built to scale, not just to ship
  • A reporting cadence that connects email performance to pipeline, not just opens and clicks
  • Cross-functional alignment with sales, business development, and channel partners to make sure lifecycle touchpoints land at the right moment in the right conversation

Requirements

What You Bring:

  • 4-6 years in lifecycle, email or parking automation. Financial services or lending experience is a plus
  • Deep HubSpot fluency: workflows, enrollment triggers, smart lists, sequences, A/B testing and attribution reporting
  • A real point of view on segmentation. You know how to build audiences from behavioral data, not just demographic fields
  • Experience supporting more than one business unit or stakeholder group simultaneously 
  • Strong data skills with the objective of owning your own reporting, experience with copy to make campaigns convert
  • Comfort working in a regulated environment where compliance review is part of the process, not an afterthought.
