Job description

JOB SUMMARY Under the general direction of a higher official, performs preventive maintenance, repair, installation, replacement, and general servicing of Building Automation Systems (BAS) and heating, ventilation, and air conditioning (HVAC) control systems. Responsible for maintenance, commissioning, repair, and replacement of equipment and devices on Direct Digital Control (DDC) automation systems and pneumatic control systems. Conducts troubleshooting, calibration, and coordination with outside vendor to resolve temperature complaints and equipment-related issues.

Performs related work as required and directed by HVAC shop foreman. Supervision Received: HVAC Foreman and Director of Facilities Supervision Exercised: May provide functional and technical guidance to co-workers, other union members and outside vendors and coordinate work activities as assigned. EXAMPLES OF DUTIES Maintains, repairs, and replaces DDC and pneumatic control systems, components, and related equipment.

Operates, modifies, and troubleshoots automation components using the Districts BAS control platforms (Alerton, Distech, Niagara, Honeywell, Metasys, and INet platforms) Diagnoses, services and repairs pneumatic, electric and local electronic control systems associated with building HVAC systems using prints, schematics, and product data. Installs and retrofit electrical, electronic and pneumatic control systems including wiring and tubing. Troubleshoots and coordinates with outside controls vendors to diagnose building related problems via the automation system.

Maintains and installs automation systems, hardware, and field equipment. Uses BAS control platform software and color graphics include trend logs related to the automation systems to inform facilities management and/or building occupants of temperature complaints and/or equipment issues, create and storage annual automation back-ups, and implements occupied/unoccupied equipment schedules Conducts HVAC equipment and related component maintenance, repair, replacement, and installation as required. Reads blueprints and schematic drawings pertinent to HVAC equipment.

Advises supervisors on technical matters. Maintains adequate and appropriate parts inventory. Performs emergency repairs after normal working hours, when required.

KNOWLEDGE, SKILLS, ABILITIES AND OTHER ATTRIBUTES Thorough knowledge of the principles and concepts of HVAC systems and BAS systems including DDC and pneumatic systems and multiple control platforms (Alerton, Distech, Niagara, Metasys, and INet). Skill in the use of tools relating to HVAC equipment and BAS systems. Ability to interpret wiring schematics and diagrams.

Ability to understand and follow written and oral directions. Ability to conduct mathematics pertinent to the job Ability to climb ladders and scaffolding more than eight (8) feet, conduct frequent stooping, bending, kneeling and/or squatting, and work in confined areas; sustained overhead work, and all types of weather. Ability to move both arms and shoulders in full and extended motion while working with heavy tools, and move, assemble, lift or carry materials, equipment, and tools up to fifty (50) pounds without assistance.

MINIMUM QUALIFICATIONS Licensed by the State of Connecticut to perform heating, piping and cooling work as an Unlimited Contractor (S-1) or Unlimited Journeyman (S-2). SPECIAL REQUIREMENTS At time of appointment, EPA Certification as a Universal Refrigerant Technician and a valid driver's license.
