As part of a growing, dynamic & solution-focused commercial team, the Commercial Mortgage Underwriter is responsible for underwriting conventional commercial mortgages.  The underwriter must adhere to established policies and underwriting standards, meeting compliance and control requirements, while finding creative and service-oriented solutions in a timely manner in order to achieve department goals as well as annual target volumes. Additional credit-related and administrative duties are also required such as reporting and pipeline management. As well, networking with mortgage brokers, partners and other external third parties along with various staff within the Credit & Risk group & other internal departments.

  • 50 % du temps  : Le titulaire analyse et souscrit des dossiers de credit commercial, en plus d'assumer diverses taches administratives liees au credit, principalement pour des prets hypothecaires commerciaux conventionnels. Il doit veiller au respect rigoureux des politiques et criteres de pret de la Banque, et soumettre ses recommandations pour approbation a la direction. Il est egalement responsable de s'assurer que toutes les conditions de financement sont respectees et que la documentation requise est completee dans les delais.
  • 30 % du temps  : Le titulaire assure une coordination etroite avec les intervenants internes (equipes de financement, gestionnaires, administrateurs, equipes de ventes commerciales) ainsi qu'externes (partenaires preteurs, courtiers hypothecaires, clients, notaires, evaluateurs et consultants) afin de garantir un traitement efficace et rapide des dossiers, dans le respect des echeanciers de financement et des standards de service. Des visites de proprietes ou inspections sommaires peuvent etre requises selon les dossiers.
  • 15 % du temps  : Le titulaire gere activement son pipeline de dossiers, en assurant un suivi rigoureux et une gestion efficace des priorites afin de respecter les delais etablis.
  • 5 % du temps  : Le titulaire est responsable de certaines taches administratives et de production de rapports mensuels pour le departement et l'organisation, lesquels sont utilises par la haute direction pour le suivi des activites.
 
Main activities :
  • 50% on a daily basis, the incumbent will analyze and underwrite commercial credit facilities together with additional credit related and administrative duties, for conventional commercial mortgage product types. Attention must be made to ensure that compliance with the company's established lending guidelines and procedures are followed with recommendations submitted for approval to management.  The incumbent is responsible to ensure all lending criteria have been satisfied on deals underwritten and outstanding documentation/conditions, if any, are being met in a timely manner.  

  • 30% on a daily basis, the incumbent will communicate with internal contacts (funders, managers, administrators, and commercial sales staff) as well as external contacts (lending partners, mortgage brokers, Clients, solicitors, appraisers and consultants) to ensure transactions are processed in a timely and efficient manner in order to deliver superior customer service and funding deadlines.  Site inspections of properties or drive-by inspections may be required, on a deal-to-deal basis. 

  • 15% on a daily basis, the incumbent is responsible for pipeline review and time management of their deal flow in order to meet prescribed deadlines.  

  • 5% on a monthly basis, the incumbent will be responsible for various administration and reporting duties required for the department/Company, which will be relied upon by Senior Management. 

Exigences et competences

  • Excellentes competences en communication, tant a l'oral qu'a l'ecrit 
  • Disponible et motive(e) a participer a des evenements lies aux courtiers, au besoin (parfois en dehors des heures de travail) 
  • Acces a un vehicule pour effectuer des visites ou inspections de proprietes 
 

Knowledge/Skill Requirements: 

  • Bilingualism is required 

  • Proficient underwriting skills with a minimum 2 years commercial mortgage experience and/or SFR underwriting experience 

  • Demonstrated service excellence within their field  

  • Post-secondary education (diploma/degree) preferred , preferably in business or finance 

  • Good working knowledge of MS Office (primarily word and excel) 

  • Effective analytical and problem solving skills 

  • Strong business sense combined with sound technical knowledge of secured lending and factors affecting the commercial mortgage market 

  • Excellent organizational and time management skills 

  • Ability to handle multiple competing priorities while providing optimal customer service 

  • Excellent communication skills, both oral and written 

  • Ability and desire to attend broker related events as required (often, after hours) 

  • Access to a vehicle for site inspections

Responsabilites et imputabilite
Le titulaire releve directement du gestionnaire, Credit commercial, et collabore etroitement avec les membres de l'equipe hypothecaire commerciale.
Il est responsable de la gestion complete des dossiers qui lui sont attribues, de l'etape initiale jusqu'au financement et au suivi post-financement. La performance globale du departement depend en grande partie de son efficacite operationnelle, de sa rigueur et de la qualite du service offert.
 
 

Job Complexities 

The position requires the incumbent to be a self-starter and make sound underwriting decisions as efficiently as possible. Commercial mortgage applications can be complex in nature, requiring creative and innovative thinking and proactive problem solving.  The incumbent is required to follow corporate policies, procedures and regulatory requirements in order to work through files and rationalize the recommendations or decisions made.  In some cases, viability is assessed with limited access to information or documentation. 

Accountability 

The incumbent will operate under direct management from the Manager, Commercial Credit; however, you will also work closely with all members of the Commercial Mortgage Team. The accountability of the incumbent falls mainly within the parameters of their daily duties, managing their own deal flow as assigned by management (from assignment stage to post funding). The overall success of the department relies on the level of efficiency and service provided by the incumbent.
