This is a Floating Leasing Manager position that will be responsible for providing support to various communities in the Denver Metro area as needed. This role requires flexibility and willingness to travel between different locations within the specified region.
Communities: The Economist, The Overland, Forum Fitzsimons, and 29x.
Schedule: Saturdays required.

The Leasing Manager Floater role travels to various properties in the Avanti portfolio. They will manage and lead in-person tours for prospective residents and sell the units to encourage application submittal. They will work on improving occupancy and preventing stale units through marketing and analyzing the local market. In addition, this role will help enhance the move-in experience after residents have signed their leases with the Application Admin and enhance the community's curb appeal.
What You'll Do...
  • Manage the leasing process from the initial prospective resident contact utilizing the warm handoff technique, property touring, selling the property/apartment, and setting them up for creating a lease with the Application Admin.
  • Improve occupancy by "shopping" competitive properties at a minimum of once a quarter and being aware of current market conditions to prevent stale units.
  • Develop and implement resident retention programs, such as resident functions and special promotions.
  • Staying aware of local demographics to know what outreach programs will work with different demographics to help improve occupancy.
  • Ensure the community stays at or above occupancy goals. Create strategy reports to send to RD/VP as needed.
  • Analyze the market conditions when units become stale to see where improvements can be made. Pull market surveys from Apartment IQ at a minimum of once a month to review data and make recommendations as needed.
  • Informed of current rental rates, sizes, locations, and community amenities.
  • Manage and maintain exemplary community website, social media campaigns, and outreach marketing efforts for the community to drive occupancy and increase visibility. Conduct a monthly marketing scrub of all websites to ensure they are accurate.

Requirements
What You Need to Succeed...
  • High School Diploma or GED required.
  • 2+ years of apartment leasing experience preferred.
  • 2+ years of Customer Service experience preferred.
  • Location and work schedule determined by supervisor.
  • Knowledge of property management software, preferably YARDI, preferred.
  • Must have excellent organizational and time management skills to successfully navigate frequent interruptions and changing priorities.
  • Work independently with minimal supervision, be accountable for actions, and be self-motivated.
  • Excellent communication skills-both written and verbal.
  • Demonstrated knowledge of phone and email procedures and etiquette.
  • Thrive in a fast-paced environment.
  • Pass criminal background screening prior to employment.
  • Possession of a valid driver's license and up-to-date vehicle insurance is required.
